Arjan briefs usually arrive as a project name, not a community. A client forwards a Floarea Residence brochure, asks about “Skylines of Arjan Tower C,” or wants “a one-bed near Miracle Garden.” What they need from you is a quick, correct answer: is that building still open with the developer, and if not, what else in Arjan matches the brief today?
This guide is for brokers (and the agency desks that coach them) who want a clean arjan off plan workflow: what the community is, why it behaves like a multi-developer apartment market rather than a single master-developer launch, and how to shortlist from live inventory instead of recycling last year’s PDF.

Public district copy on OPPS describes Arjan — often written Arjan-Dubailand — as a family-friendly residential community next to Al Barsha South, inside the wider Dubailand area, developed by Dubai Properties Group. The same copy highlights low- and mid-rise architecture, greenery, and relatively low noise and traffic, with everyday amenities such as supermarkets, restaurants, gyms, and parks nearby.
Two landmarks come up in almost every Arjan conversation: Dubai Miracle Garden and the Butterfly Garden. For retail, district copy points to neighbouring malls such as First Avenue Mall in Motor City and Circle Mall in JVC, and for access it names Sheikh Mohammed Bin Zayed Road and Al Khail Road. It also notes the area’s freehold status for foreign buyers.
Treat that as place context for the conversation, not a substitute for unit-level due diligence. District copy also mentions rental yield; do not paste yield or “ROI” language into a WhatsApp pitch. Keep commercial numbers to what you verified for that specific unit with the developer or authorised seller.
Search language is messy here too. Clients type Arjan, Arjan Dubailand, “Arjan community Dubai,” or simply a building name — Floarea, Skyline of Arjan, Marquis, Samana, Binghatti, The Central. Brokers searching arjan off plan, arjan dubai off plan, or arjan off plan projects are usually after the same thing: new-build stock in this community that is still available to offer.
Why Arjan behaves differently from a master-developer community
In communities such as Damac Hills 2 or Dubai Hills, one master developer dominates the project list. Arjan is the opposite. On the day this guide was written, the live Arjan district page listed 50 projects from a long list of developers — Aqua Properties, Marquis, Samana Developers, Mashriq Elite Developments, Binghatti Developers, Danube Properties, Tabeer developments, Vincitore Development, IMAN Developers, HMB Homes, Ellington Properties, Damac Properties, and many more.
That matters for the desk in three ways:
- Each building has its own launch calendar, payment plan, and sales contact. “Arjan pricing” is not one number; confirm each project separately.
- Similar names are easy to confuse. Aqua Properties alone has The Central Downtown Towers A to D, The Central Uptown, and Skyline of Arjan; Marquis has Marquis One, Marquis Signature, Marquis Elegance, Marquis Insignia, and Marquis Galleria. Say the full project name on every offer.
- Most stock is apartment-led. Project descriptions on OPPS mention studios to 3-bedroom apartments in buildings such as The Central Downtown and Samana Imperial Gardens, and low-rise homes in projects such as Binghatti Hillcrest. Do not promise villas or townhouses from an Arjan shortlist without checking the project page.
Live status check: what the district page showed at time of writing
On the day this guide was written, the Arjan district page showed 17 projects labelled Available, one Coming soon, one EOI, and 31 Sold out. Examples from the open side of the list:
- Available — Samana Imperial Gardens by Samana Developers (handover label Q3 2028), MARQUIS ONE by Marquis (Q4 2028), Binghatti Hillcrest by Binghatti Developers (Q4 2026), The Central Downtown Tower A by Aqua Properties (Q4 2026), plus Ashley Hills, Parkside Boulevard, Bond Enclave, Enchante, The LX at Arjan, and One Beverly.
- Coming soon — Novara Residence by Cavara Developments (Q4 2026), described on OPPS as an elegant low-rise residence.
- EOI — Urban Horizon by Arete Properties (Q3 2027). An expression-of-interest stage is not the same as a confirmed unit allocation; set client expectations accordingly.
A detail worth catching: some Available cards carry handover labels that are already behind us or very close — for example 48 Parkside and Samana Mykonos Signature (Q4 2025), Trinity (Q1 2026), and Skyros (Q2 2026). Before you present those as “off plan,” confirm with the developer whether you are offering under-construction stock, completed units still sold by the developer, or something else, and what that means for the payment plan.
Those labels change. Treat this section as a snapshot, not a promise — open the district page before every client conversation and read the status on each card yourself. If the label and the developer’s sales team disagree, the developer’s confirmation wins.
The Floarea and Skyline of Arjan questions
Floarea is one of the most searched project names in Arjan. On OPPS, Floarea Residence by Mashriq Elite Developments is described as a nine-storey premium residential complex with studios and 1- and 2-bedroom apartments, and the district card shows it as Sold out with a Q2 2025 handover label. Its sibling, Floarea Grande, also shows Sold out, with a Q4 2026 label.
Clients also ask for “Skylines of Arjan Tower C.” On OPPS the project is listed as Skyline of Arjan by Aqua Properties, described as four towers of different heights, and it currently shows Sold out with a Q4 2026 label.
When a client asks for either one “off plan,” the honest answer is usually that the launch has closed with the developer. From there you have two clean options:
- Offer live alternatives inside Arjan that match the same brief (unit type, beds, budget, handover window) — starting from the projects currently showing Available or Coming soon.
- If the client is set on that exact building, explain that you are now talking about secondary-market stock, which is a different process from an off-plan reservation, and handle it through the appropriate channels.
The same logic applies to other well-known Arjan names that show Sold out on OPPS, such as Lincoln Park, MIRACLZ by Danube, and Marquis Signature. Do not chase resale rumours inside an off-plan pitch.

- Confirm the community and the building. Ask whether the client means Arjan itself or a neighbouring area such as JVC or Al Barsha South, and get the exact project name they saw.

- Capture the brief in one line: unit type, beds, budget band in AED, handover window, and payment-plan preference.
- Shortlist two or three live options from different developers, then cross-check on projects if the client is open to neighbouring communities such as JVC, Al Furjan, or Dubai Sports City.
- Verify unit-level facts with each developer or authorised seller: price, layout, service charges, handover quarter, and payment schedule.
- Send a branded offer with only the facts you verified, plus a clear next step.
