Al Wasl Off-Plan Guide for Brokers: Live Inventory & Offers

Clients forward a Muraba Veil brochure or ask if City Walk Crestlane is still open. This guide covers what Al Wasl is, which multi-developer launches show live on OPPS, and how brokers shortlist Available, EOI, and Coming soon stock.

Modern Sheikh Zayed Road glass towers in Al Wasl Dubai for an off-plan broker guide

Al Wasl briefs rarely arrive as “Al Wasl.” A client forwards a Muraba Veil brochure, asks whether City Walk Crestlane is still open, or wants “something on Sheikh Zayed Road near City Walk.” They need a quick, correct answer: which al wasl off plan launches are still Available, which are EOI or Coming soon, and which have Sold out.

This guide is for brokers and agency desks who want a clean Al Wasl workflow: what the district is, how multi-developer inventory differs from a single-master-developer community, and how to shortlist from live status labels instead of last season’s PDF.

OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and does not replace RERA, Trakheesi, or DLD processes. Confirm availability and commercial terms with the developer or authorised seller before a client commits.

Start on the live Al Wasl district page, browse projects, or open the broker product and signup.

What Al Wasl is (orientation for the desk)

Public district copy on OPPS describes Al Wasl as a prestigious, centrally located community along Sheikh Zayed Road, with a mix of villas, townhouses, and apartments, plus parks and amenities. Use that as place context — not unit-level due diligence.

Search language mixes labels: Al Wasl, City Walk, Wasl Tower, Muraba Veil, Avior, or Aire. Brokers searching al wasl off plan usually want live launches under this district — or a clear Sold out explanation.

Do not invent yields, commute times, or growth claims from marketing copy. Keep commercial numbers to what you verified with the developer or authorised seller.

Multi-developer reality (not one sales desk)

Unlike a single-developer community such as Sobha Hartland II, Al Wasl on OPPS is multi-developer. On the day this guide was written, the live Al Wasl district page listed 6 projects across MURABA, Wasl, Acube Developments, Alta Real-Estate Developments, and Meraas Developer — each with its own sales desk for price, payment plan, and handover.

That matters for the desk in three ways:

  • Every project is its own launch. Muraba Veil, Wasl Tower, Avior Tower, Mr C Residences Downtown, City Walk Crestlane Phase 5, and Aire each have their own release. “Al Wasl pricing” is not one number.
  • Status spans Available, EOI, Coming soon, and Sold out — so status comes before brochure aesthetics.
  • Geography vs listing. Mr C Residences Downtown is listed under Al Wasl on OPPS, while project meta positions it Downtown-adjacent under the Mr C brand — say that clearly on the call.

Live status check: what the district page showed at time of writing

On the day this guide was written, the Al Wasl district page showed 6 projects: 2 Available, 1 EOI, 1 Coming soon, and 2 Sold out:

  • Muraba Veil — Available — MURABA — handover Q4 2028 (2028-11-30). Desert-inspired tower (~1,247 ft) by Muraba.
  • Wasl Tower — Available — Wasl — handover Q2 2024 (2024-05-31). Hotel/residences/office on SZR; past handover label — confirm delivery/stock with Wasl before offering.
  • Avior Tower — EOI — Acube Developments — handover Q4 2030 (2030-10-31). 104-storey; 1–6 bed + duplexes/sky villas/penthouses.
  • Mr C Residences Downtown — Coming soon — Alta Real-Estate Developments — handover Q1 2027 (2027-03-31). Listed under Al Wasl; position as Downtown-adjacent / Mr C brand.

Sold out on that snapshot: City Walk Crestlane Phase 5 (Meraas; Q2 2030; 1–4 bed + duplexes) and Aire (Alta; Q4 2026; SZR high-rise). If a client asks for those names off plan and the card still reads Sold out, offer a live Al Wasl alternative or explain secondary-market channels.

Labels change. Treat this as a snapshot — re-open the district page before every conversation. If the card and the developer disagree, the developer wins.

Available, EOI, Coming soon, and Sold out

  • Available — shortlist and verify unit facts with the developer (Muraba Veil, Wasl Tower on the snapshot).
  • EOI — early interest/registration, not a confirmed unit list; no invented price sheet from an old PDF (Avior Tower).
  • Coming soon — watch the live card and confirm launch timing with the developer (Mr C Residences Downtown).
  • Sold out — offer live Al Wasl alternatives or explain secondary-market process (City Walk Crestlane Phase 5, Aire).

A broker workflow for al wasl off plan

  1. Confirm district and project name (Al Wasl / City Walk / SZR vs Downtown-adjacent Mr C).
  2. Open the live Al Wasl district page and read status first.
  3. Capture brief: product type, beds, AED budget band, handover window, payment-plan preference.
  4. Shortlist two or three live options; cross-check projects or neighbours like Downtown Dubai, Dubai Marina, Business Bay.
  5. Verify price, layout, service charges, handover, and payment schedule with the named developer.
  6. Send a branded offer with only verified facts and a clear next step.

Filters that matter for Al Wasl briefs

  • Status — Available, EOI, Coming soon, or Sold out.
  • Developer — MURABA, Wasl, Acube, Alta, or Meraas; name them on every offer.
  • Handover window — snapshot labels ran from past Q2 2024 through Q4 2030; cross-check outliers with the developer.
  • Payment-plan shape — pair with Dubai off-plan payment plans when schedule language stalls.
  • Budget band — AED only; confirm current price with the developer, not an old “from” number.

Branded offers beat forwarded PDFs

Al Wasl clients compare quickly — Muraba Veil vs Downtown Dubai, SZR high-rises, desks that need a clean attachment. A branded one-pager with verified unit facts beats a PDF stack. Agencies can start from the agency product and the UAE off-plan database explainer.

Developers seeking broker distribution can review the developers page. Offer what is live, put your name on it, and keep regulatory claims out of marketing copy.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising rules, escrow, and DLD registration sit with official channels — not a blog post. When a client asks “is this legal / licensed / registered,” point them at the developer’s authorised process and Dubai Land Department / RERA guidance.
