Damac Hills Off-Plan Guide for Brokers: Live Inventory & Offers

Clients ask for “a villa in Damac Hills” or forward a Golf Greens brochure. This guide covers what Damac Hills is (not Hills 2), which launches show live on OPPS, and how brokers shortlist and send branded offers.

Aerial view of a Dubai golf-course community with villas and mid-rise residences for a Damac Hills off-plan guide

Damac Hills briefs rarely arrive with the full name. A client asks for “a villa in Damac Hills,” forwards a Golf Greens PDF, or mixes Damac Hills with Damac Hills 2 (DH2) or Damac Lagoons. What they need from you is a quick, correct answer: which Damac Hills launches are still available with the developer today, and which ones have already sold out?

This guide is for brokers (and the agency desks that coach them) who want a clean damac hills off plan workflow: what the community is, how it differs from Damac Hills 2, and how to shortlist from live inventory instead of forwarding last season’s brochure.

OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and it does not replace RERA, Trakheesi, or DLD processes. Confirm availability and commercial terms with the developer or authorised seller before a client commits.

Start on the live Damac Hills district page, browse projects, or open the broker product and signup.

What Damac Hills is (orientation for the desk)

Public district copy on OPPS describes Damac Hills as a sprawling 390-hectare mixed-use community developed by DAMAC Properties and launched in 2013, with a large completed villa stock alongside later apartment and mixed-use releases. Treat that as place context for the conversation — not a substitute for unit-level due diligence.

The same copy places the community near Emirates Road and Sheikh Mohammed Bin Zayed Road, with schools, retail, and leisure amenities described inside the master plan. Confirm current commute and amenity claims with maps and Damac’s materials before you put them on an offer.

Search language mixes labels. Clients type Damac Hills, “Damac Hills 1,” Golf Greens, Bel Air, Damac District, Cavalli Estates, or Utopia. Brokers searching damac hills off plan are usually after live Damac Properties launches in this community — not Damac Hills 2 (Akoya / DH2) and not Damac Lagoons.

Do not invent yields, rental guarantees, or capital-growth claims from district marketing copy. Keep commercial numbers to what you verified for that specific unit with Damac Properties or an authorised seller.

Damac Hills vs Damac Hills 2 (and Lagoons)

Say the community name out loud on every call. On OPPS these are separate district pages:

  • Damac Hills — this guide. Older masterplan with golf, villas, and later tower / mixed-use releases under Damac Properties.
  • Damac Hills 2 — a different community (often called DH2). Use our Damac Hills 2 off-plan guide when the brochure says Camelia, DH2, or Damac Hills 2.
  • Damac Lagoons — lagoon-themed clusters (Valencia, Ibiza, and siblings). Pair with the Damac Lagoons off-plan guide when that is what the client forwarded.

If the client’s PDF only says “Damac,” ask which community and which project name before you shortlist. Wrong community is the fastest way to lose trust on a damac hills off plan brief.

One master developer, many launches

Unlike a multi-developer pocket such as Arjan, Damac Hills on OPPS is dominated by Damac Properties. On the day this guide was written, the live Damac Hills district page listed 17 projects, and every card carried Damac Properties as the developer. That makes the sales organisation simple — one developer confirms price, payment plan, and handover — but it makes the launch side busy.

That matters for the desk in three ways:

  • Every cluster is its own launch. Golf Greens, Golf Greens 2, Bel Air Phase 2, Damac District, Utopia, and Cavalli Estates each have their own release, payment plan, and handover quarter. “Damac Hills pricing” is not one number.
  • Names sound alike. BelAir vs Bel Air Phase 2, Golf Greens vs Golf Greens 2, Loreto Park Town vs Loreto 3 — say the full project name on every offer.
  • Product type depends on the launch. Early villa collections sit beside later apartment and mixed-use cards. Do not promise a golf-view villa from a tower release, or the reverse.

Live status check: what the district page showed at time of writing

On the day this guide was written, the Damac Hills district page showed 5 projects labelled Available and 12 Sold out (no Coming soon cards on that snapshot). The open side of the list looked like this:

  • Damac District (Available) — handover label Q1 2029.
  • Golf Greens (Available) — handover label Q1 2027.
  • Golf Greens 2 (Available) — handover label Q4 2026.
  • Bel Air Phase 2 (Available) — handover label Q4 2024 (verify whether remaining stock is still developer / authorised inventory before you quote it).
  • Damac Hills - Radisson Dubai (Available) — handover label Q4 2019; treat branded-residence / hotel-linked cards carefully and confirm product type with Damac before you shortlist.

The sold-out side at that snapshot included Orchid, BelAir, Golf Gate 2, Gems Estates, Terrace Apartments, Utopia, Loreto Park Town, The Legends, Park Residences 4, Autograph Collection, Cavalli Estates Villas, and Loreto 3 Park Town. When a client asks for those names “off plan,” check the live card first — if it still reads Sold out, explain that the developer launch has closed and either offer a live Golf Greens / Damac District alternative or handle secondary-market stock through the appropriate channels.

Those labels change. Treat this section as a snapshot, not a promise — open the district page before every client conversation and read the status on each card yourself. If the label and Damac’s sales team disagree, the developer’s confirmation wins.

The Golf Greens, Bel Air, and Cavalli questions

Golf Greens is one of the names clients forward most often in this community. On OPPS, Golf Greens and Golf Greens 2 both showed Available at the time of writing, with Q1 2027 and Q4 2026 handover labels. Ask which phase they saw, then open that exact project page before you shortlist.

Bel Air is the other shorthand. BelAir showed Sold out on the district page at the time of writing, while Bel Air Phase 2 showed Available. Do not swap the names on an offer.

Cavalli Estates Villas and Utopia are names that often arrive after a friend bought earlier. At the time of writing both showed Sold out. When that is still the case, do not invent an off-plan path — offer live Damac Hills options that match beds, budget, and handover window, or check neighbouring communities such as Damac Hills 2 only if the client is open to moving.

A broker workflow for damac hills off plan

A fast, defensible workflow for this community looks like this:

  1. Confirm the community. Ask whether the client means Damac Hills, Damac Hills 2, Damac Lagoons, or a wider Dubai South / Emirates Road brief — and get the exact project name they saw.
  2. Open the live Damac Hills district page and read status first — Available before anything else.
  3. Capture the brief in one line: villa or apartment, beds, budget band in AED, handover window, and payment-plan preference.
  4. Shortlist two or three live options, then cross-check on projects if the client is open to Damac Hills 2, Damac Lagoons, Arjan, or Dubai Hills.
  5. Verify unit-level facts with Damac Properties or an authorised seller: price, layout, service charges, handover quarter, and payment schedule.
  6. Send a branded offer with only the facts you verified, plus a clear next step.

Filters that matter for Damac Hills briefs

  • Status — Available or Sold out. With most historical clusters Sold out on the day this was written, status comes first when a client names Cavalli, Utopia, or BelAir.
  • Product type — villas and townhouses versus apartments / mixed-use (Damac District, Golf Greens towers). This single filter removes most mismatched shortlists.
  • Handover window — district cards on that snapshot ranged from older completed labels through Q1 2029; cross-check any label that looks past or imminent with the developer.
  • Payment-plan shape — where published; pair with our Dubai off-plan payment plans guide when the client stalls on schedule language.
  • Budget band — keep it in AED and confirm the current price with the developer rather than quoting an old “from” number (several cards still show loading price states on OPPS).

Branded offers beat forwarded PDFs

Damac Hills clients compare quickly — end-users weighing Golf Greens against Damac Hills 2, investors comparing Bel Air Phase 2 to Lagoons clusters, and desks that need a clean attachment for the next call. A branded one-pager with your contact, the unit facts you verified, and a clear next step beats a stack of developer brochures. Agencies that want the same inventory on their own channels can start from the agency product and the UAE off-plan database explainer.

Developers who want distribution into that broker network can review the developers page. The point for the desk is simple: offer what is live, put your name on it, and keep regulatory claims out of the marketing copy.

Light compliance (OPPS is not your regulator)

Keep the compliance line boring and correct. OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising rules, escrow, and DLD registration sit with official channels — not with a blog post. When a client asks “is this legal / licensed / registered,” point them at the developer’s authorised process and the relevant Dubai Land Department / RERA guidance rather than inventing reassurance in WhatsApp.

Damac Hills briefs reward brokers who are precise about community and project names, honest about what has sold out, and quick to offer the live alternative. Live inventory with clear status labels and branded offers handle that; official licensing channels keep the rest grounded.
