Damac Lagoons briefs rarely start with the community name. A client sends a Valencia brochure, asks whether “Ibiza” or “Mykonos” is still open, or wants “a townhouse near the lagoon.” What they need from you is a quick, correct answer: which Damac Lagoons launches are still available with the developer today, and which ones have already sold out?

This guide is for brokers (and the agency desks that coach them) who want a clean damac lagoons off plan workflow: what the community is, how its themed clusters and apartment phases differ, and how to shortlist from live inventory instead of forwarding last season’s launch PDF.

What Damac Lagoons is (orientation for the desk)

Public district copy on OPPS describes DAMAC Lagoons as a family-oriented resort community of roughly 4 square kilometres, built around artificial lagoons with Mediterranean-inspired architecture. Its sub-communities are named after European destinations — Costa Brava, Ibiza, Malta, Marbella, Monte Carlo, Nice, Portofino, Santorini, and Venice are all mentioned — and each cluster borrows the style of its namesake.

The same copy puts the community at approximately 6,000 homes, from 2-storey townhouses to 4-storey villas with 3 to 7 bedrooms, behind four dedicated entry points. Listed amenities include an artificial waterfall, a floating cinema, infinity pools, water slides, paddleboarding, sports fields, and cycling paths. For access, it names Hessa Street and Sheikh Zayed Road, with schools, medical centres, and shopping described as about a 10-minute drive away.

Treat that as place context for the conversation, not a substitute for unit-level due diligence. District copy also calls the community an investment opportunity; do not turn that into return, yield, or rental promises in a WhatsApp pitch. Keep commercial numbers to what you verified for that specific unit with the developer or authorised seller.

Search language follows the brochures. Clients type Damac Lagoons, “Lagoons Dubai,” or a cluster name — Valencia, Ibiza, Mykonos, Santorini, Malta, Morocco, Costa Brava. Brokers searching damac lagoons off plan, damac lagoons for sale, or damac lagoons apartments are usually after the same thing: new launches in this community that are still available to offer.

One master developer, many launches

Unlike a multi-developer area such as Arjan or JVC, Damac Lagoons is a single master-developer community. On the day this guide was written, the live Damac Lagoons district page listed 17 projects, and 16 of them carried Damac Properties as the developer. That makes the developer side simple — one sales organisation confirms price, payment plan, and handover — but it makes the launch side busy.

That matters for the desk in three ways:

  • Every cluster is its own launch. Valencia, Piazza Roma, Lagoon Views Phase 2, Lagoon Views Phase 3, Sorrento, and Cetara each have their own release, payment plan, and handover quarter. “Damac Lagoons pricing” is not one number.
  • Names repeat and evolve. There are several Lagoon Views phases and two Morocco phases on the page. Say the full project and phase name on every offer so the client does not compare the wrong brochure.
  • Product type depends on the cluster. Project descriptions on OPPS describe the older themed clusters — Ibiza, Malta, Mykonos, Marbella, Morocco — as 4- and 5-bedroom townhouses (with villas in some), while Lagoon Views Phase 2 and Phase 3 are described as 1- and 2-bedroom apartments. Do not promise a townhouse from an apartment phase, or the reverse.

Live status check: what the district page showed at time of writing

On the day this guide was written, the Damac Lagoons district page showed 4 projects labelled Available, 3 Coming soon, and 10 Sold out. The open side of the list looked like this:

  • Available — Valencia (handover label Q4 2028), described on OPPS as a contemporary mixed-use development with landscaped greenery and water features; Piazza Roma (Q2 2030), a contemporary residential development inspired by European architecture; Lagoon Views Phase 3 (Q3 2027) and Lagoon Views Phase 2 (Q2 2027), both described as 1- and 2-bedroom apartments.
  • Coming soon — Sorrento (Q1 2030), Cetara (Q1 2030), and Lagoon Views Phase 10 (Q4 2027). A Coming soon label means the launch is not open for reservations yet; collect the brief and register interest through the developer’s process rather than quoting final terms.

The sold-out side is long: Lagoons Morocco Phase 1 and Phase 2, Andalusia, Monte Carlo, Damac Lagoons Marbella, Mykonos Lagoons, Lagoons Malta, Lagoons Ibiza, Costa Brava, and Paradise Hills (the one card on the page from a different developer, Gulf Land Property Developers). Several of those carry handover labels that are close or already behind us — Costa Brava Q4 2024, Malta and Morocco Phase 2 Q4 2025, Marbella and Monte Carlo Q1 2026, Ibiza Q2 2026 — so expect clients asking about them to be looking at secondary-market or ready stock, not an off-plan reservation.

Those labels change. Treat this section as a snapshot, not a promise — open the district page before every client conversation and read the status on each card yourself. If the label and the developer’s sales team disagree, the developer’s confirmation wins.

The Valencia, Ibiza, and Mykonos questions

Valencia is one of the most searched project names in this community. On OPPS, Valencia by Damac Properties shows Available with a Q4 2028 handover label. Clients ask about its payment plan, launch date, handover date, floor plans, and location — answer the location question from the district page, and take payment plan, floor plans, and unit availability from the developer’s current release rather than an old brochure.

Ibiza and Mykonos are the other names that come up. Lagoons Ibiza is described on OPPS as Spanish-themed 4- and 5-bedroom townhouses, and Mykonos Lagoons as a collection of 4- and 5-bedroom townhouses. Both show Sold out at the time of writing, with handover labels of Q2 2026 and Q4 2026.

When a client asks for a sold-out cluster “off plan,” the honest answer is usually that the launch has closed with the developer. From there you have two clean options:

  1. Offer live alternatives inside Damac Lagoons that match the brief (unit type, beds, budget, handover window) — starting from the projects currently showing Available or Coming soon.
  2. If the client is set on that exact cluster, explain that you are now talking about secondary-market stock, which is a different process from an off-plan reservation, and handle it through the appropriate channels.

A fast, defensible workflow for this community looks like this:

  1. Confirm the community and the cluster. Ask whether the client means Damac Lagoons itself or a nearby DAMAC community such as Damac Hills or Damac Hills 2, and get the exact project name and phase they saw.
  2. Open the live Damac Lagoons district page and read status first — Available and Coming soon before anything else.
  3. Capture the brief in one line: apartment or townhouse, beds, budget band in AED, handover window, and payment-plan preference.

  • Status — Available, Coming soon, or Sold out. With 10 of 17 cards showing Sold out, filtering on status first saves the most time.
  • Product type — apartment phases versus townhouse and villa clusters. This single filter removes most mismatched shortlists.
  • Handover window — the district cards range from labels already behind us to Q2 2030; cross-check any label that looks past or imminent.

Damac Lagoons clients compare quickly — families weighing a lagoon-side cluster against Damac Hills 2, investors comparing an apartment phase with a newer launch, and desks that need a clean attachment for the next call. A branded one-pager with your contact, the unit facts you verified, and a clear next step beats a stack of developer brochures.
