Jumeirah Islands Off-Plan Guide for Brokers: Live Projects
Jumeirah Islands is a short list where one word in a project name changes the answer. This guide covers the off-plan inventory on OPPS — which projects show Available, Coming soon or Sold out, who builds them, the handover ladder, and how brokers shortlist or redirect without mixing up series names.

Jumeirah Islands off plan is a short list, and that is exactly why it trips people up. Most clients know the name as an established lakeside villa community, so when a launch is marketed with “Jumeirah Islands” in the address they assume plenty of choice. On OPPS the district page carries a handful of projects from three developer names, and the answer to “what can I still buy?” fits on one screen — if you read it correctly.
This guide gives brokers and agency desks a practical Jumeirah Islands workflow: what the district page showed on the day it was written, which projects were Available, Coming soon or Sold out, the naming traps between similar project names, and how to build a defensible shortlist — or a clean redirect to a neighbouring district when the brief does not fit.
OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and does not replace RERA, Trakheesi or DLD processes. Confirm availability, pricing and commercial terms with the developer or authorised seller before a client commits.

What Jumeirah Islands is (orientation for the desk)
Jumeirah Islands is a waterfront residential community in new Dubai, just off Sheikh Zayed Road. The public district copy on OPPS describes it as an exclusive community of villas set around lakes and landscaped islands, with walking and jogging paths, parks, the Jumeirah Islands Pavilion and the Jumeirah Islands Club, and connections towards Dubai Marina and Jumeirah Beach Residence.
For the desk, that description is place context, not an investment argument. Words like “exclusive” and “exceptional opportunity” belong in marketing. What you can actually work with is on the cards: project name, developer, status and handover label.
One more piece of orientation matters. Because the villa clusters themselves are long established, most of the newer off-plan activity a client hears about under the Jumeirah Islands name is newer launches listed against the district — not freshly released island villas. Always confirm the exact plot, building and product type with the developer before you describe a project to a client as “in Jumeirah Islands”.
Why Jumeirah Islands off plan needs a different approach
Compared with a busy, many-developer district such as JVC or Jumeirah Garden City, Jumeirah Islands is concentrated. That changes the job:
- Choice is limited, so the shortlist is often the whole Available list. The skill is matching the right one to the brief and handling “nothing fits” professionally.
- Two developers carry almost all the newer cards, each with a numbered or paired series. One word or digit can separate an Available card from a Sold out one.
- Handover labels run years out, so these are genuinely off-plan conversations with long build periods — the payment schedule matters as much as the project.
- Many enquiries are really for resale villas in the established clusters. Those are secondary-market conversations, not off-plan allocations.
Live status check: what the Jumeirah Islands district page showed at time of writing
On the day this guide was written, the Jumeirah Islands district page showed 8 projects from 3 developer names: 4 Available, 1 Coming soon and 3 Sold out. The brackets show the handover label and the developer name as they appeared on each card, ordered by handover.
Available on the snapshot (4)
- Serenia District West Residence (Q4 2028, Palma Holding)
- Eltiera Views (Q4 2029, Ellington Properties)
- Eltiera Views 2 (Q4 2029, Ellington Properties)
- Serenia District East Residence (Q2 2030, Palma Holding)
Coming soon on the snapshot (1)
- East Residence 6 (Q2 2030, Palma Holding)
Sold out on the snapshot (3)
- The 971 Villas (Q1 2023, Nakheel Properties)
- Eltiera Heights (Q3 2028, Ellington Properties)
- Eltiera Views 3 (Q4 2029, Ellington Properties)
Status labels change, and a small district can move from “some choice” to “nothing open” with one sell-out. Re-open the district page on the day you quote and treat this list as a snapshot, not a promise of stock.
Who carries the inventory: developer names on the cards
Ellington Properties had the most cards on the snapshot — four Eltiera projects. Eltiera Views and Eltiera Views 2 showed Available, while Eltiera Views 3 and Eltiera Heights showed Sold out. Palma Holding carried three cards: Serenia District West Residence and Serenia District East Residence (both Available) and East Residence 6 (Coming soon). Nakheel Properties, the master developer associated with the original community, appeared once, with The 971 Villas showing Sold out.
That mix gives you a simple way to talk to clients: two developer series with live stock, one pipeline card, and a completed, sold-out villa project. If a client asks for “a Nakheel villa in Jumeirah Islands”, the honest answer on this snapshot is that the off-plan route was closed and the conversation is resale.
Naming traps inside Jumeirah Islands
Most errors in this district are naming errors. Check these before you say “still available”:
- Eltiera Views vs Eltiera Views 2 vs Eltiera Views 3: same developer, same handover label (Q4 2029), different status. Views and Views 2 were Available; Views 3 was Sold out. Copy the full name, number included, from the card.
- Eltiera Views vs Eltiera Heights: a different building with an earlier label (Q3 2028) and a Sold out status. A client who saw “Eltiera” in an ad may mean either.
- Serenia District East Residence vs East Residence 6: both are Palma Holding cards with “East Residence” in the name and the same handover label (Q2 2030), but one was Available and the other Coming soon. Note that the Serenia District East Residence project URL ends in “east-residence”, so do not rely on the link text alone.
- Serenia District vs Palma’s other Serenia-branded projects: the developer also markets Serenia-named projects outside Jumeirah Islands, including on Palm Jumeirah. Confirm the community before you quote, and keep the area label consistent in your offer.
- Jumeirah Islands vs Jumeirah Park vs JLT: neighbouring names, separate OPPS pages. Check the Jumeirah Park and the JLT district page if a client is unsure where a project sits.
Reading the handover ladder
The Available cards formed a short ladder: Serenia District West Residence at Q4 2028, the two Eltiera Views cards at Q4 2029, and Serenia District East Residence at Q2 2030. The Coming soon East Residence 6 carried the same Q2 2030 label.
That spread is useful in conversation. A client who wants keys sooner should be steered to the nearest label first; an investor comfortable with a longer build can compare the later cards. On the Sold out side, Eltiera Heights (Q3 2028) and Eltiera Views 3 (Q4 2029) were still off-plan on their labels — a client who wants those buildings needs a resale route through a licensed channel, not an allocation. The 971 Villas carried a Q1 2023 label, so treat it as a completed project.
Do not turn handover labels into promises. They are the dates shown on the card; the developer’s Sales and Purchase Agreement is what counts. Longer build periods often come with longer payment schedules — the Dubai off-plan payment plans guide explains how to present plan shapes without inventing terms.
How to read status: Available, Coming soon and Sold out
- Available — shortlist and verify unit facts, layout, price, service charges and payment plan with the developer or authorised seller (4 cards on this snapshot).
- Coming soon — useful for pipeline conversations; do not take money or promise allocation before the developer opens sales (1 card: East Residence 6).
- Sold out — offer a live alternative inside Jumeirah Islands or a neighbouring district, or explain the resale route (3 cards).
- Prices — the cards did not give you a number to quote. Get pricing in writing from the developer or authorised seller before it goes into an offer.
A broker workflow for Jumeirah Islands off plan
- Confirm what the client means: an established island villa (resale), or one of the newer off-plan projects listed against Jumeirah Islands.
- Open the live Jumeirah Islands district page and read status first: Available, Coming soon or Sold out.
- Capture the brief: product type, beds, AED budget band, handover window, payment-plan preference, end user or investor.
- Match the brief against the Available cards — with only four on the snapshot, check each one rather than guessing from the name.
- Confirm the developer of record, the authorised seller, the exact plot or building, and the escrow details for each option.
- If nothing fits, cross-check projects or a neighbouring district such as Jumeirah Park, Emirates Hills, The Greens or Al Furjan — and label each option with its own district.
- Verify layout, price, service charges, handover and payment schedule with the developer, then send a branded offer containing only verified facts.
Jumeirah Islands vs nearby alternatives
Clients looking at Jumeirah Islands often compare it with JLT, Dubai Marina, Al Furjan or Dubai Hills. Each has its own live page and a different developer mix. Keep each comparison to status, developer, product type and verified handover — not lifestyle or yield claims you cannot back up.
For clients who start with Jumeirah Islands but need more choice, the JLT district page, the Dubai Marina page, Discovery Gardens and JVC or JVT usually carry more cards. Browse all districts and keep every option clearly labelled with its own area.
Branded offers beat forwarded PDFs
A forwarded brochure stack makes the client do the sorting — and with Eltiera Views, Views 2, Views 3 and Heights, or two “East Residence” names from the same developer, the sorting goes wrong. A branded one-pager with the Available Jumeirah Islands options, each with its exact name, developer of record, handover label and only verified unit facts, is easier to approve and easier to defend later. Agencies can start from the agency product and the UAE off-plan database explainer; developers looking for broker distribution can review the developers page.
Light compliance (OPPS is not your regulator)
OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising permits, escrow and DLD registration sit with official channels. When a client asks a legal or registration question, point them to the developer’s authorised process and official guidance rather than answering from memory.
