JVT Off-Plan Guide for Brokers: Live Inventory & Offers

Clients say JVT, ELAR1S, or Binghatti Flare. This guide covers the Jumeirah Village Triangle inventory on OPPS — which launches show Available, EOI, or Sold out, past handover labels to check, and how brokers shortlist without mixing up JVT and JVC.

OPPS Editorial·UAE off-plan market·20 Oct 2026·8 min read
Jumeirah Village Triangle villas, park and new mid-rise towers at golden hour for a JVT off plan broker guide

JVT off plan enquiries rarely arrive neatly. A client forwards a Binghatti brochure, asks whether an ELAR1S tower is still open, or says “JVC or JVT, whichever is cheaper.” What they need from you is a fast, correct answer: which Jumeirah Village Triangle launches are Available, which are only taking expressions of interest, and which have already Sold out.

This guide gives brokers and agency desks a clean JVT workflow: the district, how it differs from JVC, who dominates the live inventory, the traps that cause wrong answers, and how to shortlist from live status instead of an old PDF.

OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and does not replace RERA, Trakheesi, or DLD processes. Confirm availability and commercial terms with the developer or authorised seller before a client commits.

Start on the live JVT district page, browse projects, or open the broker product and signup.

What JVT is (orientation for the desk)

Public district copy on OPPS describes Jumeirah Village Triangle as a residential community in the south of Dubai, master-developed by Nakheel, bordered by Dubai Production City, Dubai Sports City, and Jumeirah Village Circle, and sitting between Al Khail Road and Sheikh Mohammed Bin Zayed Road. The same copy describes nine sub-communities, community parks, and a mix of villas, townhouses, and low- to mid-rise apartment buildings.

Use that as place context, not due diligence. The practical point: the original JVT fabric is largely villas and townhouses, while most off-plan cards today are apartment buildings from private developers. Ask early whether the client wants a new-launch apartment or a villa-style home. Do not repeat yield or growth claims from marketing copy.

JVT vs JVC: the first naming trap

JVT and JVC are neighbours with nearly identical names, and clients mix them up constantly. Before you send anything, confirm which one the client means. If they are open to both, run the comparison properly: OPPS has a separate JVC district page and a JVC off-plan guide. Never paste a JVC project into a JVT shortlist (or the reverse) without saying so clearly.

Multi-developer reality: 51 projects, 28 developer names

On the day this guide was written, the live JVT district page listed 51 projects from 28 developer names. Two developers carried a large share of the cards:

  • Object One Real Estate Development — 11 projects (6 Available, 5 Sold out).
  • Tiger Group — 10 projects (8 Available, 2 Sold out).
  • Binghatti Developers — 3 projects, all Available.
  • Ellington Properties and Metrical Real Estate Development — 2 each; every other developer had one card.

Every project is its own launch: “JVT pricing” is not one number, payment plans differ by developer, and each option in your offer should name the developer you verified.

Live status check: what the district page showed at time of writing

On the day this guide was written, the JVT district page showed 51 projects: 28 Available, 1 EOI, and 22 Sold out. Quarters in brackets are the handover labels shown on each card.

Available on the snapshot

  • Tiger Group (8): Seslia Tower (Q4 2025), Altai Tower (Q4 2025), Elbrus Tower (Q1 2026), Lilium Tower (Q1 2026), Red Square (Q4 2026), Volga Tower (Q4 2026), Guzel Towers (Q4 2027), Sky Gate Tower (Q1 2028).
  • Object One Real Estate Development (6): W1NNER Tower (Q1 2026), Silviana Park Living (Q1 2027), Essenl1fe Residence (Q4 2027), ELAR1S Axis (Q3 2028), ELAR1S RISE (Q3 2028), ELAR1S Sky (Q4 2028).
  • Binghatti Developers (3): Binghatti Flare (Q2 2027), Binghatti Flare 2 (Q2 2027), Binghatti Luxuria (Q3 2027).
  • Other developers (11): Sonate Residences (Condor Group, Q4 2025), Enaya Residences (DV8 Developers, Q4 2025), FH Residency (Forum Real Estate Development, Q4 2025), Santorini Residences (Loutraki Real estate Development, Q2 2026), FASHIONZ by Danube (Danube Properties, Q4 2026), Interstellar Tower (Mr. Eight Development, Q1 2027), Ashwood Residences (Skyland Properties, Q2 2027), Treppan Tower (Fakhruddin Properties, Q3 2027), Azha Millennium Residences (Emirates Properties, Q4 2027), Voxa Pantheon (Pantheon, Q3 2028), Sol Levante (SOL Properties, Q3 2028).

EOI and Sold out on the snapshot

  • EOI: Leven Residences — Metrical Real Estate Development LLC — handover label Q3 2027.
  • Sold out: V1VID Residence, Lum1nar Tower 2, S1LVA Park, Lum1nar Tower 3, Lum1nar Tower (Object One Real Estate Development); Rosemont Residences, Belmont Residences (Ellington Properties); Al Jawhara Tower, Cloud Tower (Tiger Group); The Community JVT (Aqua Properties); Milestone Residences (Axiom Prime Development); Novotel Residences (Blanco Thornton Properties); Delvara Residence (Cavara Developments); Cavendish Square (LEOS Developments); The Vyne Residences (Metrical Real Estate Development LLC); Maya 5 (One Broker Group); Miami 2 (Samana Developers); 555 Park Views (Serene Development); Bali Residences (Synergy); Tranquil Wellness Residences (Urban Wellness); Emerald Vision Tower (Vision avenue Homes); La Residence (Zarwah Developments).

Status labels change. Re-open the district page on the day you quote and treat this list as a snapshot, not a promise of stock.

The handover-label trap: Available does not always mean under construction

Several Available JVT cards on the snapshot carried handover quarters that had already passed: Q4 2025 for Seslia Tower, Altai Tower, Enaya Residences, Sonate Residences, FH Residency; Q1 2026 for Elbrus Tower, Lilium Tower, W1NNER Tower; and Q2 2026 for Santorini Residences.

Do not assume what that means. A past label can indicate a completed building with remaining developer stock, a delayed handover, or a card that needs a refresh. Before pitching one as off-plan, ask the developer: is the building handed over, is a payment plan still offered, and is the unit sold by the developer or on the secondary market?

At the other end, the latest labels ran to Q4 2028 (ELAR1S Sky). That spread lets you match the client’s timeline — near-ready stock for an end-user, a longer build window for a buyer who wants a stretched schedule — once each date is confirmed.

Stylised names and sibling towers

A one-character mistake sends the client the wrong building:

  • Object One spells several names with a “1” — ELAR1S, W1NNER, Essenl1fe, Lum1nar, S1LVA Park, V1VID. Copy names exactly from the card.
  • The three ELAR1S towers (Axis, RISE, Sky) all showed Available, while all three Lum1nar towers (Lum1nar Tower, Lum1nar Tower 2, Lum1nar Tower 3) showed Sold out — same developer, opposite answers.
  • Binghatti Flare and Binghatti Flare 2 are separate cards; confirm which phase the client saw.
  • Metrical Real Estate Development had Leven Residences on EOI and The Vyne Residences Sold out on the same snapshot.

How to read status: Available vs EOI vs Sold out

  • Available — shortlist and verify unit facts, price, and payment plan with the developer or authorised seller (28 cards on this snapshot).
  • EOI — expression of interest. The launch is not open stock yet; register interest and confirm release timing and process with the developer, and do not quote it as Available (Leven Residences on this snapshot).
  • Sold out — offer a live JVT alternative or explain the secondary-market route clearly (22 cards on this snapshot).

A broker workflow for jvt off plan

  1. Confirm the district (JVT, not JVC) and the exact project name — watch the stylised Object One names and sibling phases.
  2. Open the live JVT district page and read status first — Available vs EOI vs Sold out.
  3. Capture the brief: product type, beds, AED budget band, handover window, and payment-plan preference.
  4. Shortlist two or three Available cards from different developers so the client compares like for like; cross-check projects or a neighbouring district when JVT stock does not fit.
  5. For any past handover label, confirm build stage and sales route before calling it off-plan.
  6. Verify price, layout, service charges, handover, and payment schedule with each developer, then send a branded offer with only verified facts.

Filters that matter for JVT briefs

  • Status — Available, EOI, or Sold out on this snapshot.
  • Developer — Tiger Group and Object One alone carried 14 Available cards.
  • Handover window — Q4 2025 to Q4 2028 on Available cards; confirm each with the developer.
  • Payment-plan shape — pair with Dubai off-plan payment plans when schedule language stalls.
  • Budget band — AED only; confirm the current price with the developer, not an old “from” number on a flyer.

JVT vs nearby alternatives

JVT clients often compare it with JVC, Dubai Sports City, Dubai Motor City, Arjan, and Al Furjan. The live Dubai Production City district page covers the neighbour on the other side. Keep each comparison to status, developer, product type, and verified handover — not lifestyle claims you cannot back up.

Branded offers beat forwarded PDFs

With 28 developer names in one district, a forwarded PDF stack makes the client do the sorting. A branded one-pager with two or three Available JVT options, each developer named and only verified unit facts, is easier to approve. Agencies can start from the agency product and the UAE off-plan database explainer; developers seeking broker distribution can review the developers page.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising rules, escrow, and DLD registration sit with official channels. When a client asks whether something is licensed or registered, point them to the developer’s authorised process and Dubai Land Department / RERA guidance. For desk process, see also the Dubai brokers off-plan guide.
