Dubai Motor City Off-Plan Guide for Brokers: Live Inventory & Offers

Clients say Motor City, Takaya, or Sobha Orbis. This guide covers the multi-developer district, which launches show Available, Coming soon, or Sold out on OPPS, and how brokers shortlist without mixing up similar names.

Mid-rise apartments, palm-lined park and racetrack grandstand in Dubai Motor City for an off-plan broker guide

Dubai Motor City off plan briefs usually arrive half-labelled. A client forwards a Takaya brochure, asks whether Sobha’s Orbis is still open, or simply wants “something near the Autodrome.” What they need from you is fast and correct: which Motor City launches are still Available, which are Coming soon, and which have already Sold out.

This guide is for brokers and agency desks who want a clean Motor City workflow: what the district is, why a multi-developer community needs more care than a single-developer masterplan, how to avoid the Takaya naming trap, and how to shortlist from live status labels instead of last quarter’s PDF.

OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and does not replace RERA, Trakheesi, or DLD processes. Confirm availability and commercial terms with the developer or authorised seller before a client commits.

Start on the live Dubai Motor City district page, browse projects, or open the broker product and signup.

What Dubai Motor City is (orientation for the desk)

Public district copy on OPPS describes Dubai Motor City as an automotive-themed residential community along Mohammed Bin Zayed Road (E311), master-developed by Union Properties, anchored by the Dubai Autodrome and parks such as Uptown Motor City Park and Green Community Motor City Park. Use that as place context — not unit-level due diligence.

The same copy splits the community into zones that clients mix up on calls:

  • Uptown Motor City — low-rise residential buildings with studios and apartments.
  • Green Community Motor City — villas, townhouses, and larger apartments with terraces.
  • Business Park Motor City — showrooms, automotive retail, and offices.

Ask which zone the client means before you shortlist. A family that says “Motor City” and means Green Community has a very different brief from an investor who wants a studio in a new tower, or a business owner asking about office stock. Do not invent yields, commute times, or growth claims from marketing copy. Keep commercial numbers to what you verified with the developer or authorised seller.

Multi-developer reality: one district, eleven developer names

Unlike Town Square, where every card on OPPS carried Nshama, Dubai Motor City is a multi-developer district. On the day this guide was written, the live Dubai Motor City district page listed 19 projects from 11 developer names: Union Properties, OCTA Properties, Sobha Realty, IMAN Developers, Tiger Group, HMB Homes, Binghatti Developers, Refine Development, Zane Developments, Aqua Properties, and City View.

That matters for the desk in three ways:

  • Every project is its own launch. “Motor City pricing” is not one number — Orbis, Mirdad, and Beverly Grande each have their own card, developer, and handover label.
  • Payment plans and release rules differ by developer. Confirm each schedule with the authorised seller instead of assuming one Motor City template.
  • Name the developer on every offer. Two towers in the same district can sit with two different sales counters, and the client should see which one you verified.

Live status check: what the district page showed at time of writing

On the day this guide was written, the Dubai Motor City district page showed 19 projects: 10 Available, 1 Coming soon, and 8 Sold out.

Available on the snapshot

  • Orbis — Sobha Realty — handover 2027-11-30.
  • Sobha Solis — Sobha Realty — handover 2027-11-30.
  • Mirdad — Union Properties — handover 2028-11-30.
  • Takaya Tower A — Union Properties — handover 2027-11-30.
  • Takaya Symphony — Union Properties — handover 2027-08-05.
  • Capital One — OCTA Properties — handover 2027-06-29.
  • Binghatti Sky Terraces — Binghatti Developers — handover 2027-11-30.
  • Beverly Grande — HMB Homes — handover 2027-12-30.
  • Ananda Residences — Tiger Group — handover 2028-06-29.
  • Movenpick Residences — Refine Development — handover 2028-12-31.

Coming soon and Sold out on the snapshot

  • Coming soon: Takaya Kaia — Union Properties — handover 2027-12-30.
  • Sold out: Takaya (OCTA Properties), Takaya Kalina and Takaya Melody (Union Properties), 15 Cascade and Sierra (IMAN Developers), Velos Residence (City View), Monarch Offices (Zane Developments), and The Community Motor City (Aqua Properties).

Status labels change. Re-open the district page on the day you quote and treat this list as a snapshot, not a promise of stock.

The Takaya naming trap

“Takaya” is the label most likely to cause a wrong answer on a Motor City call. On the snapshot, six cards carried the Takaya name with four different outcomes:

  • Takaya Tower A and Takaya Symphony — Available (Union Properties).
  • Takaya Kaia — Coming soon (Union Properties).
  • Takaya Kalina and Takaya Melody — Sold out (Union Properties).
  • Takaya — Sold out, listed under OCTA Properties.

When a client says “I want Takaya,” ask which building, then read that card’s status and developer before you reply. Never let a sold-out sibling tower stand in for an Available one — or the other way round.

How to read status: Available vs Coming soon vs Sold out

  • Available — shortlist and verify unit facts, price, and payment plan with the developer or authorised seller (10 cards on this snapshot).
  • Coming soon — not yet open stock. Register interest and confirm release timing with the developer; do not quote it as Available (Takaya Kaia on this snapshot).
  • Sold out — offer a live Motor City alternative or explain the secondary-market route clearly (8 cards on this snapshot).

A broker workflow for dubai motor city off plan

  1. Confirm the zone (Uptown, Green Community, or Business Park) and the exact project name — especially for Takaya buildings.
  2. Open the live Dubai Motor City district page and read status first — Available vs Coming soon vs Sold out.
  3. Capture the brief: product type (studio, apartment, townhouse, villa, or office), beds, AED budget band, handover window, and payment-plan preference.
  4. Shortlist two or three Available cards from different developers so the client compares like for like; cross-check projects or a sibling district when Motor City stock does not fit.
  5. Verify price, layout, service charges, handover, and payment schedule with each developer or authorised seller.
  6. Send a branded offer with only verified facts, the developer named on each option, and a clear next step.

Filters that matter for Motor City briefs

  • Status — Available, Coming soon, or Sold out on this snapshot.
  • Developer — eleven developer names in one district; filter by the sales counter the client trusts.
  • Handover window — Available cards on the snapshot ran from mid-2027 (Capital One) to late 2028 (Mirdad, Movenpick Residences); confirm with the developer.
  • Payment-plan shape — pair with Dubai off-plan payment plans when schedule language stalls.
  • Budget band — AED only; confirm the current price with the developer, not an old “from” number on a flyer.

Motor City vs nearby alternatives

Motor City clients often compare it with Dubai Sports City, Arjan, JVC, or family communities such as Damac Hills and Town Square. Keep each comparison to status, developer, product type, and verified handover — not lifestyle claims you cannot back up.

Branded offers beat forwarded PDFs

In a multi-developer district, a forwarded PDF stack makes the client do the sorting. A branded one-pager that lists two or three Available Motor City options, names each developer, and shows only verified unit facts is easier to approve. Agencies can start from the agency product and the UAE off-plan database explainer.

Developers seeking broker distribution can review the developers page. Offer what is live, put your name on it, and keep regulatory claims out of marketing copy.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising rules, escrow, and DLD registration sit with official channels — not a blog post. When a client asks “is this legal / licensed / registered,” point them at the developer’s authorised process and Dubai Land Department / RERA guidance. For desk process, see also the Dubai brokers off-plan guide.
