Jumeirah Garden City Off-Plan Guide for Brokers: Live Projects
Jumeirah Garden City is a busy, many-developer district where one digit in a project name changes the answer. This guide covers the off-plan inventory on OPPS — which projects show Available, Coming soon, EOI or Sold out, who builds them, the handover ladder, and how brokers shortlist without mixing up series names.

Jumeirah Garden City off plan enquiries usually start with a project name, not the area. A client has seen one launch on social media — an Elemental, a Stamn, an EVERGR1N HOUSE — and wants to know whether it is still open, who is building it, and when the keys are due. In a district where several developers run numbered series side by side, answering that quickly and correctly is most of the job.
This guide gives brokers and agency desks a practical Jumeirah Garden City workflow: how the district is laid out on OPPS, which projects showed Available, Coming soon, EOI or Sold out on the day it was written, the naming traps that cause most mistakes, and how to build a short shortlist you can defend instead of forwarding a stack of brochures.
OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and does not replace RERA, Trakheesi or DLD processes. Confirm availability, pricing and commercial terms with the developer or authorised seller before a client commits.
Start on the live Jumeirah Garden City district page, browse UAE-wide projects, or open the broker product and create a free account.
What Jumeirah Garden City is (orientation for the desk)
Jumeirah Garden City is a central Dubai redevelopment area in the Al Satwa zone, between Sheikh Zayed Road and Jumeirah. The public district copy on OPPS describes it as a mixed-use community close to Sheikh Zayed Road, with proximity to Downtown Dubai, Jumeirah Beach and the Dubai World Trade Centre, and a residential mix of apartments, townhouses and villas alongside parks, cycling tracks, retail and community facilities.
Use that as place context, not as an investment argument. Phrases such as “value and growth potential” belong in developer marketing, not in your advice to a client. For your desk, the useful facts are the project names, the developer on each card, the status and the handover label — and those live on the district page.
Why Jumeirah Garden City off plan needs a different approach
Compared with a premium short list like DIFC, Jumeirah Garden City is busy. On the day this guide was written, the live Jumeirah Garden City district page carried 28 projects across 20 developer names. That changes how you work:
- Choice is real, so filtering matters. With 13 Available cards, the skill is narrowing to two or three that fit the brief, not finding something open.
- Many projects are mid-sized buildings from newer or boutique developers, so the developer of record and the authorised seller deserve a check on every option.
- Numbered series (One, 2, 3, 4, 22, 78) sit next to each other with different statuses. One digit can be the difference between Available and Sold out.
- Several Available cards carry handover labels that are past or very close. Those are completion-stage conversations, not new launches.
Live status check: what the Jumeirah Garden City district page showed at time of writing
On the day this guide was written, the Jumeirah Garden City district page showed 28 projects: 13 Available, 3 Coming soon, 1 EOI and 11 Sold out. The brackets show the handover label and the developer name exactly as they appeared on each card, ordered by handover.

Status labels change, and launches in a busy district can move quickly. Re-open the district page on the day you quote and treat this list as a snapshot, not a promise of stock.
Who carries the inventory: developer names on the cards
Object One Real Estate Development had the most cards on the snapshot — four EVERGR1N HOUSE projects — but only EVERGR1N HOUSE 4 was still Available; EVERGR1N HOUSE, EVERGR1N House 2 and Evergr1n House 3 showed Sold out. Five developers appeared twice each: Elemental Development (Elemental 22 and Elemental 78, both Available), Star And Moon Real Estate (Stamn One and Stamn Yuni, both Available), Holm Developments (Holm One and Holm Central, both Available), Rabdan Developments (Rabdan Gardens Available and The One by Rabdan Coming soon) and Jad Global (Jad 288 Available and 171 Garden Heights Sold out). The remaining 14 developer names carried one card each.
One practical note: the DoubleTree by Hilton card listed One Broker Group in the developer field. A hotel brand on the project name and a brokerage-style name in the developer field are both reasons to confirm the actual developer of record and the authorised seller before you put a name in front of a client. Your offer should name the entity that signs the Sales and Purchase Agreement, not just the brand on the brochure.
Naming traps inside Jumeirah Garden City
Most mistakes in this district are naming mistakes. Check these before you say “still available”:
- EVERGR1N series: EVERGR1N HOUSE, EVERGR1N House 2, Evergr1n House 3 and EVERGR1N HOUSE 4 share a developer and a name. On the snapshot only number 4 was Available. Copy the full name, number included, from the card.
- Rose Gardens: Rose Gardens 1 (Roz Real Estate Development) and Rose Gardens 2 (Rokane) list different developer names on their cards, and both showed Sold out. Do not assume a “Rose Gardens 3” exists because a client heard about one.
- Elemental 22 vs Elemental 78 and Stamn One vs Stamn Yuni: same developer, different buildings and handover labels (Q3 2027 vs Q4 2026; Q2 2026 vs Q1 2027). Quote the label for the exact building.
- Rabdan Gardens vs The One by Rabdan: one Available, one Coming soon. A Coming soon card is not a reservation route until the developer confirms the release.
- Al Satwa vs Jumeirah Garden City: Elmora and The One by Rabdan appear on the Jumeirah Garden City page but carry “al-satwa” in their project URLs, and OPPS also has a separate Al Satwa district page. If a client says “Satwa”, confirm which page and project they mean before you shortlist.
- Jad Global: Jad 288 showed Available while 171 Garden Heights from the same developer showed Sold out. Match the project, not the developer.
Reading the handover ladder
The Available cards formed a long ladder, from DGM (Q3 2025) at the near end to Holm Central (Q1 2029) at the far end. Grouped by year on the snapshot:
- 2025: DGM (Q3 2025)
- 2026: Stamn One (Q2 2026), EVERGR1N HOUSE 4 (Q2 2026), Elemental 78 (Q4 2026)
- 2027: Stamn Yuni (Q1 2027), Olivia Gardens (Q1 2027), DoubleTree by Hilton (Q2 2027), Elemental 22 (Q3 2027), Elmora (Q4 2027)
- 2028: Jad 288 (Q1 2028), Holm One (Q1 2028), Rabdan Gardens (Q4 2028)
- 2029: Holm Central (Q1 2029)
Read the near end carefully. DGM carried a label that is already in the past, and Stamn One, EVERGR1N HOUSE 4 and Elemental 78 sat around the time of writing. For those, ask the developer whether the building is complete, what remains unsold and whether the sale is still off-plan or now a ready transfer — and present it to the client on that basis.
On the Sold out side, Villea West (Q4 2027) and Evergr1n House 3 (Q1 2028) were still some way from handover on their labels. A client who wants those buildings is a resale conversation through a licensed route, not an off-plan allocation.
Do not turn handover labels into promises. They are the dates shown on the card; the developer’s Sales and Purchase Agreement is what counts. Longer build periods often come with longer payment schedules — the Dubai off-plan payment plans guide explains how to present plan shapes without inventing terms.
How to read status: Available, Coming soon, EOI and Sold out
- Available — shortlist and verify unit facts, layout, price, service charges and payment plan with the developer or authorised seller (13 cards on this snapshot).
- Coming soon — useful for pipeline conversations; do not take money or promise allocation before the developer opens sales (3 cards).
- EOI — an expression-of-interest stage. Explain clearly what the client is signing, whether any deposit is refundable, and what happens at launch (1 card: KORO One).
- Sold out — offer a live alternative inside Jumeirah Garden City or a neighbouring district, or explain the resale route (11 cards).
- Prices — the cards did not give you a number to quote. Get pricing in writing from the developer or authorised seller before it goes into an offer.
A broker workflow for Jumeirah Garden City off plan
- Confirm the area and the exact project name — Jumeirah Garden City vs Al Satwa vs Jumeirah, and the number in any series name.
- Open the live Jumeirah Garden City district page and read status first: Available, Coming soon, EOI or Sold out.
- Capture the brief: apartment, townhouse or villa; beds; AED budget band; handover window; payment-plan preference; end user or investor.
- Shortlist two or three Available cards whose handover labels fit the client’s timeline, so the comparison is like for like.
- Confirm the developer of record, the authorised seller and the escrow details for each option — especially for brand-led names and newer developers.
- If nothing fits, cross-check projects or a neighbouring area such as the Al Satwa district page, the Al Wasl district page or the Downtown Dubai district page — and label each option with its own district.
- Verify layout, price, service charges, handover and payment schedule with the developer, then send a branded offer containing only verified facts.
Jumeirah Garden City vs nearby alternatives
Clients looking at Jumeirah Garden City often compare it with Al Wasl, Downtown Dubai, Business Bay or DIFC, and sometimes with beach-side areas such as Jumeirah First and Jumeirah Second. Each has its own live page and a different developer mix. Keep each comparison to status, developer, product type and verified handover — not lifestyle or yield claims you cannot back up.
Clients who want a similar mid-rise, many-developer market further out sometimes look at JVC or Arjan. Browse all districts and keep every option clearly labelled.
Branded offers beat forwarded PDFs
A forwarded PDF stack makes the client do the sorting — and with four EVERGR1N HOUSE buildings and two Rose Gardens, the sorting goes wrong. A branded one-pager with two or three Available Jumeirah Garden City options, each with its exact name, developer of record, handover label and only verified unit facts, is easier to approve and easier to defend later. Agencies can start from the agency product and the UAE off-plan database explainer; developers looking for broker distribution can review the developers page.
Light compliance (OPPS is not your regulator)
OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising permits, escrow and DLD registration sit with official channels. When a client asks a legal or registration question, point them to the developer’s authorised process and official guidance rather than answering from memory. For desk process, see also the Dubai brokers off-plan guide.
