Dubai Production City Off-Plan Guide for Brokers: Live Inventory

Clients say IMPZ, Park Five, or Samana. This guide covers the Dubai Production City inventory on OPPS — which launches show Available, EOI, Coming soon, or Sold out, past handover labels to check, and how brokers shortlist without mixing up sibling project names.

Dubai Production City mid-rise apartment towers, cranes and lakeside park at golden hour for an off plan broker guide

Dubai Production City off plan enquiries tend to arrive with the old name attached. A client asks about “IMPZ”, forwards a Park Five brochure, or wants to know whether a Samana launch they saw last year is still open. What they need from you is a quick, correct answer: which launches are Available, which are only taking expressions of interest or are marked Coming soon, and which have already Sold out.

This guide gives brokers and agency desks a clean Dubai Production City workflow: what the district is, who carries the live inventory, the naming and handover traps that cause wrong answers, and how to shortlist from live status instead of an old PDF.

OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and does not replace RERA, Trakheesi, or DLD processes. Confirm availability and commercial terms with the developer or authorised seller before a client commits.

Start on the live Dubai Production City district page, browse projects, or open the broker product and signup.

What Dubai Production City is (orientation for the desk)

Public district copy on OPPS describes Dubai Production City as the community formerly called the International Media Production Zone (IMPZ), built around media production, printing, publishing, and packaging businesses, with offices, warehouses, and development plots. The same copy notes access via Sheikh Mohammed Bin Zayed Road and Al Khail Road, and a growing layer of shops, restaurants, cafes, and residential complexes.

Use that as place context, not due diligence. The practical point for an off-plan desk: the district started as a business zone, but the cards you will quote today are residential apartment launches from private developers. Do not repeat yield or growth claims from marketing copy.

IMPZ vs Dubai Production City: the first naming trap

Many clients, listing portals, and older brochures still say IMPZ. It is the same area. One project even keeps the old name in its title — You&Co IMPZ (SOL Properties), which showed Sold out on the snapshot. When a client says IMPZ, search the Dubai Production City district page, not a separate area, and use the current name in your offer so the client can match it to official documents.

The second trap is geography. Dubai Production City sits next to JVT and close to Dubai Sports City and Dubai Motor City. Developers sometimes market a project by the bigger neighbour’s name. Check the district label on the project card before you put a building in a Dubai Production City shortlist.

Who carries the inventory: 29 projects, 16 developer names

On the day this guide was written, the live Dubai Production City district page listed 29 projects from 16 developer names. Three developers carried most of the cards:

  • Deyaar Development — 8 projects (3 Available, 5 Sold out).
  • Samana Developers — 5 projects (1 Available, 4 Sold out).
  • Vision Development — 3 projects (2 Available, 1 Sold out).
  • Every other developer had one card each, including Binghatti Developers, Fakhruddin Properties, and Reef Developments.

Every project is its own launch: “Production City pricing” is not one number, payment plans differ by developer, and each option in your offer should name the developer you verified.

Live status check: what the district page showed at time of writing

On the day this guide was written, the Dubai Production City district page showed 29 projects: 13 Available, 2 EOI, 1 Coming soon, and 13 Sold out. Quarters in brackets are the handover labels shown on each card.

Available on the snapshot

  • Deyaar Development (3): Ivy At Park Five (Q4 2027), Ember Park Five (Q4 2027), Neem at Park Five (Q4 2027).
  • Vision Development (2): Vista by Vision (Q3 2027), Sera Gardens (Q4 2027).
  • Other developers (8): Samana Portofino (Samana Developers, Q4 2025), Binghatti Elite (Binghatti Developers, Q2 2026), Viera Residences (Vantage Ventures, Q4 2025), Golf Grove by Regent (One Broker Group, Q2 2027), Golf Terrace Residences (ASAK Development, Q4 2027), Reef 996 (Reef Developments, Q3 2028), Kusto Aura (AYS Property Development, Q1 2029), Eira Residence (Neoterra Real Estate Developments, Q2 2029).

EOI, Coming soon, and Sold out on the snapshot

  • EOI: Coventry Place (GFS Builders & Developers, Q4 2027) and Nirvana Residence 1 (Meraki, Q4 2027).
  • Coming soon: Lawncrest (Zimaya Properties, Q2 2029).
  • Sold out: Mesk 2, Jannat Midtown, Elm at Park Five, Alder at Park Five, Midtown Noor (Deyaar Development); Samana Sky Views, Samana Resorts, Samana Lake Views 2, Samana Lake Views (Samana Developers); Vista Verde (Fakhruddin Properties); Floarea Lakes (Mashriq Elite Developments); You&Co IMPZ (SOL Properties); Soul by Vision (Vision Development).

Status labels change. Re-open the district page on the day you quote and treat this list as a snapshot, not a promise of stock.

Park Five, Midtown, and Lake Views: sibling names with different answers

Dubai Production City has several project families where one wrong word sends the client the wrong building:

  • Deyaar’s Park Five family split down the middle: Ivy At Park Five, Ember Park Five, and Neem at Park Five showed Available, while Elm at Park Five and Alder at Park Five showed Sold out. When a client says “Park Five”, ask which tree name is on their brochure.
  • The Midtown names — Jannat Midtown and Midtown Noor — both showed Sold out. A Midtown enquiry is usually a resale or alternative conversation, not a new-launch one.
  • Samana Lake Views and Samana Lake Views 2 are separate cards and both showed Sold out, as did Samana Sky Views and Samana Resorts. The Samana card still Available on the snapshot was Samana Portofino.
  • Vision Development had Vista by Vision and Sera Gardens Available but Soul by Vision Sold out. Do not confuse Vista by Vision with Fakhruddin’s Vista Verde, which showed Sold out.
  • Two Available names carry “Golf” — Golf Grove by Regent (One Broker Group) and Golf Terrace Residences (ASAK Development). They are different developers and different launches; copy names exactly from the card.

The handover-label trap: Available does not always mean early-stage

Three Available cards on the snapshot carried handover quarters that had already passed: Q4 2025 for Samana Portofino and Viera Residences, and Q2 2026 for Binghatti Elite.

Do not assume what that means. A past label can indicate a completed building with remaining developer stock, a delayed handover, or a card that needs a refresh. Before pitching one as off-plan, ask the developer: is the building handed over, is a payment plan still offered, and is the unit sold by the developer or on the secondary market?

At the other end, the latest Available labels ran to Q1 2029 (Kusto Aura) and Q2 2029 (Eira Residence), with Lawncrest marked Coming soon at Q2 2029. Most Available Deyaar and Vision cards sat around Q3–Q4 2027.

How to read status: Available vs EOI vs Coming soon vs Sold out

  • Available — shortlist and verify unit facts, price, and payment plan with the developer or authorised seller (13 cards on this snapshot).
  • EOI — expression of interest. The launch is not open stock yet; register interest and confirm release timing and process with the developer, and do not quote it as Available (Coventry Place and Nirvana Residence 1 on this snapshot).
  • Coming soon — announced but not yet open for sale or EOI. Share it as a watch-list item only (Lawncrest on this snapshot).
  • Sold out — offer a live alternative or explain the secondary-market route clearly (13 cards on this snapshot).

A broker workflow for dubai production city off plan

  1. Confirm the district (Dubai Production City, also called IMPZ — not JVT or Sports City) and the exact project name, especially inside the Park Five, Midtown, and Samana families.
  2. Open the live Dubai Production City district page and read status first — Available, EOI, Coming soon, or Sold out.
  3. Capture the brief: product type, beds, AED budget band, handover window, and payment-plan preference.
  4. Shortlist two or three Available cards from different developers so the client compares like for like; cross-check projects or a neighbouring district when the stock does not fit.
  5. For any past handover label, confirm build stage and sales route before calling it off-plan.
  6. Verify price, layout, service charges, handover, and payment schedule with each developer, then send a branded offer with only verified facts.

Dubai Production City vs nearby alternatives

Clients often compare Dubai Production City with JVT (see the JVT district page), JVC, Dubai Sports City, Dubai Motor City, Arjan, and Al Furjan. Each has its own live district page and a different developer mix. Keep each comparison to status, developer, product type, and verified handover — not lifestyle claims you cannot back up.

Branded offers beat forwarded PDFs

A forwarded PDF stack makes the client do the sorting. A branded one-pager with two or three Available Dubai Production City options, each developer named and only verified unit facts, is easier to approve. Agencies can start from the agency product and the UAE off-plan database explainer; developers seeking broker distribution can review the developers page.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising rules, escrow, and DLD registration sit with official channels. When a client asks whether something is licensed or registered, point them to the developer’s authorised process and Dubai Land Department / RERA guidance. For desk process, see also the Dubai brokers off-plan guide.
