Meydan Off-Plan Guide for Brokers: Live Projects & Status

Meydan is a busy off-plan area where one developer’s numbered series dominates. This guide covers the Meydan inventory on OPPS across Nad Al Sheba 1, MBR City and Meydan One — what shows Available, Coming soon, EOI or Sold out, how to read the Azizi Riviera numbering, and how brokers build a shortlist they can defend.

Meydan off plan is one of the busiest briefs a Dubai desk handles — and one of the easiest to get wrong. Clients say “Meydan” and mean anything from the racecourse neighbourhood to MBR City to Meydan One, and the inventory under that name is dominated by one developer’s long numbered series. On OPPS, Meydan-area projects sit on three separate district pages, each with its own status mix.

This guide gives brokers and agency desks a practical Meydan workflow: what each district page showed on the day it was written, which projects were Available, Coming soon, EOI or Sold out, how to handle the Azizi Riviera numbering, and how to build a shortlist you can defend.

OPPS is an off-plan inventory and offer workbench for professionals. It is not a regulator and does not replace RERA, Trakheesi or DLD processes. Confirm availability, pricing and commercial terms with the developer or authorised seller before a client commits.

Start on the live Meydan (Nad Al Sheba 1) district page, browse UAE-wide projects, or open the broker product and create a free account.

Which “Meydan” does the client mean?

Before you open a single project, pin down the area. On OPPS, three district pages carry most Meydan-branded off-plan inventory:

  • Meydan (Nad Al Sheba 1) district page — the largest list, around the Meydan Racecourse in Nad Al Sheba 1. The OPPS district copy describes Nad Al Sheba as a community southeast of the city centre, with Nad Al Sheba 1 home to the Meydan Racecourse and the wider Meydan complex.
  • MBR City (Meydan) district page — projects listed against Mohammed Bin Rashid City. The district copy describes MBR City as a large master-planned area with towers, villas and townhouses, including the Crystal Lagoon.
  • Meydan One district page — the Meydan One master plan, described on OPPS as a self-contained destination with a planned mall, water park and residential towers.

Nearby pages such as MBR District 11 (Meydan South), MBR District 1 and Nad Al Sheba are separate districts. Treat district copy as orientation, not as an investment argument: yield or financing figures in area descriptions are not something to repeat to a client without your own verified source.

Why Meydan off plan needs a different approach

  • One developer dominates. Azizi Developments carried 52 of the 77 cards on the Nad Al Sheba 1 page and 14 of the 24 on the MBR City page, almost all under the Azizi Riviera name.
  • Numbers do the work. Azizi Riviera 55, 58, 60 and 66 are different buildings with different statuses and handover labels. One digit wrong in an offer is a real error.
  • Status is spread out. The area mixes Available, Coming soon, EOI and a long Sold out tail, so the same brief can produce a solid shortlist or a pipeline-only conversation depending on which page you read.
  • Some Available cards carry handover labels that have already passed — those are ready-or-near-ready conversations, not classic off plan, and need checking.

Live status check: Meydan (Nad Al Sheba 1)

On the day this guide was written, the Meydan (Nad Al Sheba 1) district page showed 77 projects: 20 Available, 1 EOI and 56 Sold out. The brackets show the handover label and developer name as they appeared on each card.

Available with a future handover label (12)

  • Tonino Lamborghini Residences (Q4 2026, Gulf Land Property Developers)
  • Azizi Riviera 55 (Q1 2027, Azizi Developments)
  • Woodland Crest (Q1 2027, Amis Properties)
  • Azizi Riviera 66 (Q2 2027, Azizi Developments)
  • Knightsbridge 2 (Q4 2027, LEOS Developments)
  • Rabdan Square (Q4 2027, Rabdan Developments)
  • Parkway (Q4 2027, Prestige One)
  • Wynwood Horizon (Q2 2028, Imtiaz Developments)
  • Vision Iconic (Q3 2028, Binghatti Developers)
  • Rabdan Avenue (Q1 2029, Rabdan Developments)
  • The Symphony (Q2 2029, Imtiaz Developments)
  • Rove Home Meydan Horizon (Q4 2029, Al Ain Properties)

Available with a handover label that has already passed (8)

  • Azizi Riviera Beachfront (Q2 2023, Azizi Developments)
  • AZIZI Riviera 15 (Q3 2023, Azizi Developments)
  • Azizi Riviera 60 (Q4 2023, Azizi Developments)
  • Azizi Riviera 3 (Q3 2024, Azizi Developments)
  • Azizi Riviera Reve 2 (Q4 2024, Azizi Developments)
  • Azizi Riviera Reve (Q4 2024, Azizi Developments)
  • Azizi Riviera Reve 3 (Q4 2024, Azizi Developments)
  • Azizi Riviera 50 (Q4 2025, Azizi Developments)

EOI (1)

  • Coralis Residences (Q2 2028, Palladium Real Estate Developers)

The Sold out tail was long — dozens of earlier Azizi Riviera buildings plus cards from developers including Ellington Properties, Meraas Developer, Samana Developers and Nine Developments. Sold out projects are resale conversations through a licensed route, not allocations.

Live status check: MBR City (Meydan) and Meydan One

The MBR City (Meydan) district page showed 24 projects: 5 Available, 2 Coming soon and 17 Sold out.

MBR City (Meydan): Available (5)

  • Azizi Riviera 14 (Q4 2022, Azizi Developments)
  • Azizi Riviera 68 (Q4 2024, Azizi Developments)
  • Azizi Riviera 58 (Q2 2027, Azizi Developments)
  • Azizi Riviera 49 (Q2 2027, Azizi Developments)
  • Emerge Residences (Q4 2027, NAAS Development)

MBR City (Meydan): Coming soon (2)

  • Edra Villas (Q2 2028, H&H Development)
  • Maia Villas (Q4 2029, H&H Development)

The Meydan One district page showed 7 projects: 3 EOI, 1 Coming soon and 3 Sold out — no Available cards on the snapshot.

Meydan One: EOI and Coming soon (4)

  • Eiwan Heights (Q4 2028, MAG Property Development)
  • Sanctuary by Prestige One (Q4 2028, Prestige One)
  • Future Avenue Tower (Q1 2029, True Future Real Estate Development)
  • Tonino Lamborghini Phase 3 (Q4 2026, Gulf Land Property Developers)

Status labels change daily in an area this active. Re-open each district page on the day you quote and treat these lists as a snapshot, not a promise of stock.

Handling the Azizi Riviera numbering

Most Meydan errors are naming errors. Use these checks before you say “still available”:

  • Copy the full name and number from the card. Azizi Riviera 55 and Azizi Riviera 66 were Available with Q1 2027 and Q2 2027 labels, while many neighbouring numbers were Sold out.
  • Check which page the building sits on. Azizi Riviera 58 and Azizi Riviera 49 were listed on the MBR City (Meydan) page, not the Nad Al Sheba 1 page. Keep the area label in your offer consistent with the card.
  • Reve is its own sub-series. Azizi Riviera Reve, Azizi Riviera Reve 2 and Azizi Riviera Reve 3 are separate cards — do not merge them into one line.
  • Name lookalikes outside the series: Tonino Lamborghini Residences (Meydan, Nad Al Sheba 1) and Tonino Lamborghini Phase 3 (Meydan One) are different cards with different statuses; so are Rove Home Meydan Horizon, Vision Iconic and Wynwood Horizon from three different developers.
  • “Azizi Riviera Beachfront” refers to a building in the series; confirm with the developer what the client is actually buying before using any lifestyle wording from a brochure.

Reading the handover ladder

The future-dated Available cards on the Nad Al Sheba 1 page formed a long ladder, from Tonino Lamborghini Residences at Q4 2026 out to Rove Home Meydan Horizon at Q4 2029. That spread lets you match clients by timeline: nearer labels for end users who want keys sooner, later labels for investors comfortable with a longer build and payment schedule.

The 8 Available cards with past handover labels need a different conversation. Ask the developer whether units are completed, in final handover or delayed, and whether the sale is still on a payment plan. Do not describe them as off plan or ready without written confirmation.

Handover labels are what the card shows; the developer’s Sales and Purchase Agreement is what counts. Longer builds often come with longer payment schedules — the Dubai off-plan payment plans guide explains how to present plan shapes without inventing terms.

How to read status: Available, Coming soon, EOI and Sold out

  • Available — shortlist and verify unit facts, layout, price, service charges and payment plan with the developer or authorised seller.
  • Coming soon — useful for pipeline conversations; do not take money or promise allocation before the developer opens sales.
  • EOI — an expression-of-interest stage. Explain clearly what the client is and is not securing, and follow the developer’s documented EOI process.
  • Sold out — offer a live alternative or explain the resale route.
  • Prices — get pricing in writing from the developer or authorised seller before it goes into an offer.

A broker workflow for Meydan off plan

  1. Confirm which Meydan the client means: the racecourse area (Nad Al Sheba 1), MBR City, Meydan One, or a nearby MBR district.
  2. Open the matching live page — Meydan (Nad Al Sheba 1) district page, MBR City (Meydan) district page or Meydan One district page — and read status first.
  3. Capture the brief: product type, beds, AED budget band, handover window, payment-plan preference, end user or investor.
  4. Filter Available cards by handover label, then separate future-dated off-plan cards from past-dated ones that need a readiness check.
  5. Copy exact project names and numbers into your notes; confirm the developer of record, authorised seller, building and escrow details.
  6. If nothing fits, cross-check projects or a neighbouring district such as MBR District 11 (Meydan South), Sobha Hartland or Al Jaddaf — and label each option with its own district.
  7. Verify layout, price, service charges, handover and payment schedule with the developer, then send a branded offer containing only verified facts.

Meydan vs nearby alternatives

Clients looking at Meydan often compare it with Sobha Hartland II, Downtown Dubai, Business Bay or Dubai Creek Harbour. Each has its own live page and a different developer mix. Keep comparisons to status, developer, product type and verified handover — not lifestyle or yield claims you cannot back up. Browse all districts and keep every option labelled with its own area.

Branded offers beat forwarded PDFs

A forwarded brochure stack of five Azizi Riviera buildings makes the client do the sorting — and with numbered names, the sorting goes wrong. A branded one-pager with the Meydan options, each with its exact name, number, district, developer of record, handover label and only verified unit facts, is easier to approve and easier to defend later. Agencies can start from the agency product and the UAE off-plan database explainer; developers looking for broker distribution can review the developers page.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising permits, escrow and DLD registration sit with official channels. When a client asks a legal or registration question, point them to the developer’s authorised process and official guidance rather than answering from memory. For desk process, see also the Dubai brokers off-plan guide.

FAQ for Meydan off-plan desks

At the time of writing, the Meydan (Nad Al Sheba 1) page listed 77 projects (20 Available), MBR City (Meydan) listed 24 (5 Available) and Meydan One listed 7 (none Available). Check today’s pages before you quote numbers.

Which developer has the most Meydan projects?

Azizi Developments, with 52 cards on the Nad Al Sheba 1 page and 14 on the MBR City page, mostly under the Azizi Riviera name. Other developers with Available cards included Imtiaz Developments, Rabdan Developments, Prestige One, Binghatti Developers, LEOS Developments, Amis Properties, Al Ain Properties, Gulf Land Property Developers and NAAS Development.

Are all Available Azizi Riviera buildings still off plan?

No. Several Available cards carried handover labels that had already passed. Confirm with the developer whether those units are completed or still under construction before you describe them.
