Saih Shuaib Off-Plan Guide for Brokers: Live Projects

Saih Shuaib and Saih Shuaib 2 together list six projects on OPPS, with two Available. This guide covers what is live, who is building, the Al Haseen naming trap, how the two district pages differ, and how brokers build a shortlist they can defend.

Saih Shuaib keeps showing up in client searches, but it is one of the smallest off-plan markets on OPPS — and one of the easiest to describe wrongly. At the time of writing, the Saih Shuaib district page listed 4 projects (2 Available, 1 EOI, 1 Sold out) and the Saih Shuaib 2 district page listed 2 projects, both Sold out. This guide is for brokers and agencies who get asked about Saih Shuaib off plan and need a short, accurate answer: what is live, who is building, how the two district pages differ, and which naming traps to avoid in an offer.

Treat every number below as a snapshot. Statuses, starting prices and handover labels change; check the live district pages and confirm details with the developer before you quote anything to a client.

Where is Saih Shuaib?

Saih Shuaib sits in Dubai's south-west, in the industrial belt beyond Jebel Ali towards the Abu Dhabi border. The two OPPS district descriptions frame it slightly differently, and that difference is worth knowing before a client call. The Saih Shuaib page describes Saih Shuaib Plots as located in the Dubai Industrial Park, also known as Saih Shuaib 2, with main highways leading to it. The Saih Shuaib 2 page describes Saih Shuaib 2 as a developing area within Dubai Industrial City (DIC), mixing industrial, commercial and emerging residential plots near the Abu Dhabi border.

In other words, Saih Shuaib, Saih Shuaib 2 and Dubai Industrial City overlap in how people talk about them. For offers, use the area label of the page the project is listed on, and keep "Dubai Industrial City" for projects that sit on the DIC page. Our Dubai Industrial City off-plan guide covers that larger pipeline separately.

Saih Shuaib off plan at a glance

Here is the live picture from the two district pages, sorted by status. Starting prices are the "from" figures shown on each project card on the day of writing — not quotes, and not a promise of available stock.

Available

  • Al Haseen Residences 6 by Dugasta — listed from AED 667,539, handover label Q4 2027. Card range runs up to AED 3,291,931.
  • Lunaya by Zaya Living — a villa community on its project description, listed from AED 4,900,000, handover label Q2 2029. Card range runs up to AED 17,000,000.

EOI

  • Lincoln Star Residence 5 by Lincoln Star Real Estate Development — expression of interest stage, listed from AED 575,653, handover label Q2 2029.

Sold out

  • AB Cleo by AB Development (Saih Shuaib page), handover label Q1 2027.
  • Al Haseen Residence by Dugasta (Saih Shuaib 2 page), handover label Q1 2027.
  • Al Haseen Residences 2 by Dugasta (Saih Shuaib 2 page), handover label Q1 2023.

That is six projects in total, with only two you can present as Available today. Be upfront with clients about that: a thin pipeline is not a problem if you set expectations, but it becomes one if a forwarded brochure suggests a busy market.

Two very different price points

The two Available projects serve different buyers. Al Haseen Residences 6 starts at AED 667,539 on its card, which puts it in the entry and mid-market bracket that Dugasta has built across this part of Dubai. Lunaya starts at AED 4,900,000 and is described as a villa community, so it belongs in a separate conversation about larger homes and privacy rather than first-time apartment purchases.

Do not average the two into a single "Saih Shuaib price". Quote the specific project, the specific unit type and the date you checked it. If a client wants a broader budget comparison, build it from live cards across several districts rather than from one area with two Available listings.

Who is building in Saih Shuaib?

Four developers appear on the two pages:

  • Dugasta — three of the six projects, all under the Al Haseen name: one Available on the Saih Shuaib page and two Sold out on the Saih Shuaib 2 page.
  • Zaya Living — Lunaya, the only villa-led listing in the area on OPPS.
  • Lincoln Star Real Estate Development — Lincoln Star Residence 5, currently at EOI.
  • AB Development — AB Cleo, now Sold out.

Dugasta is also active in Dubai Industrial City, so clients who like the Al Haseen product may ask about nearby launches. Point them to the Dubai Industrial City page and keep each option labelled with its own district. Browse all developers on OPPS if you need a fuller view of who builds where.

Naming traps to avoid in your offer

Small areas with repeated brand names generate the most avoidable errors. Watch for these three:

  1. Al Haseen numbering. Al Haseen Residence, Al Haseen Residences 2 and Al Haseen Residences 6 are different projects with different statuses. Only Residences 6 shows Available. Always write the full name with its number.
  2. Saih Shuaib vs Saih Shuaib 2. They have separate district pages, and the Al Haseen projects are split between them. Use the page the project is listed on as the area label, even if the developer's brochure uses the other name.
  3. Project names vs links. Listing URLs do not always match the marketing name — the AB Cleo card, for example, sits on a URL that mentions AB Hills. Copy the project name from the card title, not from the URL.

Is every handover label still in the future?

For the projects you can still sell, yes. Al Haseen Residences 6 shows a Q4 2027 label, and Lunaya and Lincoln Star Residence 5 both show Q2 2029 labels. The Sold out Al Haseen Residences 2 card shows a 2023 label, so it is not an off-plan option. Handover labels on any listing are the developer's target, not a guarantee; confirm the current schedule and construction status with the developer before you put dates in writing.

How brokers should work a Saih Shuaib enquiry

  1. Open both the Saih Shuaib district page and the Saih Shuaib 2 district page and note what is Available, EOI and Sold out on the day.
  2. Qualify the client by product type first: an apartment budget near the Al Haseen range and a villa budget for Lunaya are separate briefs.
  3. For EOI listings such as Lincoln Star Residence 5, explain what EOI means in the developer's process and confirm terms directly with them; do not present it as a confirmed booking.
  4. If the client wants more choice, add comparable options from UAE-wide projects and nearby districts, each labelled with its own area.
  5. Send one branded offer with exact names, district labels, developer, handover label and only verified unit facts.

For payment structures, the Dubai off-plan payment plans guide explains how to present instalments without overpromising.

Nearby alternatives worth shortlisting

Because Saih Shuaib has so few Available listings, most briefs end up as a comparison. Sensible neighbours to check include Dubai Industrial City, Dubai South and Emaar South. Each has its own live page and developer mix. Compare status, developer, product type and verified handover — not yield claims you cannot back up. Browse all districts to keep every option correctly labelled.

Branded offers beat forwarded brochures

With three Al Haseen names in one small area, forwarding PDFs makes the client do the sorting, and the sorting goes wrong. A branded one-pager with each option's exact name, district, developer, status and handover label is easier to approve and easier to defend later. Brokers can start from the broker product; agencies can use the agency product and the UAE off-plan database explainer; developers looking for broker distribution can review the developers page.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising permits, escrow and DLD registration sit with official channels. When a client asks a legal or registration question, point them to the developer's authorised process and official guidance rather than answering from memory. For desk process, see also the Dubai brokers off-plan guide.
