Dubai Industrial City Off-Plan Guide for Brokers: Live Projects
Dubai Industrial City now carries one of the busiest mid-market off-plan pages on OPPS. This guide covers what shows Available, Coming soon, EOI or Sold out in DIC, how to read the Coventry, Al Haseen and Samana phases, the “South” naming trap, and how brokers build a shortlist they can defend.

Dubai Industrial City is not the first name most clients drop when they ask about new launches, yet it now carries one of the busiest mid-market off-plan pages on OPPS. At the time of writing, the Dubai Industrial City district page listed 18 projects: 14 Available, 1 Coming soon, 1 EOI and 2 Sold out. This guide is for brokers and agencies who need to turn that page into a clean shortlist: which launches are live, how to read the developer mix, which names cause confusion, and how to send an offer you can defend.
Treat every number below as a snapshot. Statuses, prices and handover labels change; check the live district page and confirm details with the developer before you quote anything to a client.
What is Dubai Industrial City (DIC)?
Dubai Industrial City — usually shortened to DIC — is best known as a manufacturing, logistics and trade hub. The OPPS district description notes that it was established in 2004, sits near Sheikh Mohammed Bin Zayed Road and Emirates Road, and is close to Jebel Ali Port and both Dubai International and Al Maktoum International airports. It also describes residential pockets alongside the industrial zones, with amenities such as clinics, schools, nurseries and fitness centres.
That mix matters for the conversation. Searchers type dubai industrial city, dic dubai or dic dubai industrial city when they want location context; a broker client asking about dubai industrial city off plan wants the residential launches. Keep the two apart: the industrial story explains the location, the project cards explain what you can actually offer.
Why DIC off plan needs its own shortlist
- Volume: 14 of 18 cards showed Available — a far higher share than in many established districts where most cards are Sold out.
- Developer clusters: four developers account for most cards — GFS Builders & Developers (4), Dugasta (4), Zoya Developments (3) and Samana Developers (3). Numbered and phased names (Coventry, Al Haseen, Samana South Haven) are easy to mix up.
- “South” names: 7 cards have South in the project name. None of them are in the Dubai South or Emaar South district pages — they are listed under Dubai Industrial City on OPPS.
- Mid-market price points: most cards started below AED 750,000 in the listing data, which attracts first-time investors who need careful, plain-language offers.
Live status check: Dubai Industrial City projects
Here is how the Available cards split by handover year on the day of writing. All of them carried handover labels in the future, so they read as genuinely off-plan — still confirm construction progress and the payment schedule with the developer.
Available — handover in 2027 (8)
- Al Haseen Residence 4 (Q1 2027, Dugasta)
- Al Haseen Residence 5 (Q1 2027, Dugasta)
- Al Haseen Residence 3 (Q2 2027, Dugasta)
- Terva Homes (Q2 2027, Al Mizan Property Developer)
- Elanora (Q3 2027, Zoya Developments)
- Coventry Centro (Q3 2027, GFS Builders & Developers)
- Coventry Curve (Q4 2027, GFS Builders & Developers)
- Siana (Q4 2027, Zoya Developments)
Available — handover in 2028 (3)
- Coventry Cove (Q1 2028, GFS Builders & Developers)
- Coventry Curve 2 (Q1 2028, GFS Builders & Developers)
- Mirari Lagoons (Q4 2028, Zoya Developments)
Available — handover in 2029 (3)
- South Lofts (Q1 2029, Premier Choice)
- Samana South Haven (Q2 2029, Samana Developers)
- Samana South Haven 2 (Q2 2029, Samana Developers)
Coming soon, EOI and Sold out
- Coming soon: Vivo South (Q1 2029, Main Realty)
- EOI: South Park Residences 2 (Q2 2028, Wellington Developments)
- Sold out: Dezire South (Q2 2024, Dugasta)
- Sold out: Samana Hills South (Q4 2028, Samana Developers)
Coming soon and EOI cards are pipeline, not stock. Use them for clients who are happy to register interest, and say clearly that pricing and allocation are not final. Sold out cards are useful context for a client who already knows the name, but do not present them as available.
Reading the developer mix
GFS Builders & Developers — the Coventry series
Coventry Centro, Coventry Curve, Coventry Curve 2, Coventry Cove. Four similar names with handovers spread from Q3 2027 to Q1 2028. Always write the full building name in the offer — “Coventry Curve” and “Coventry Curve 2” are different cards with different handover labels.
Dugasta — Al Haseen Residence 3, 4 and 5
Al Haseen Residence 3, Al Haseen Residence 4 and Al Haseen Residence 5 were all Available with 2027 handover labels, while Dugasta’s Dezire South showed Sold out. The district text singles out Al Haseen Residences for studios and 1- and 2-bedroom apartments; confirm the exact unit mix per phase before you send layouts.
Zoya Developments and Samana Developers
Zoya had three Available cards — Elanora, Siana and Mirari Lagoons. Samana had Samana South Haven and Samana South Haven 2 Available with Q2 2029 labels, while Samana Hills South showed Sold out.
Single-project developers
Terva Homes (Q2 2027, Al Mizan Property Developer), South Lofts (Q1 2029, Premier Choice), Vivo South (Q1 2029, Main Realty) and South Park Residences 2 (Q2 2028, Wellington Developments) complete the page. Terva Homes and South Park Residences 2 sat in a much higher price band than the rest of the district in the listing data, so check the product type before you put them next to studio and one-bed options.
Price points: what the listing data showed
In the OPPS listing data behind the district page, starting prices for 13 of the 14 Available cards ranged from roughly AED 475,000 to AED 704,706. Terva Homes started at about AED 2,600,000. These are list figures that move with each release, so use them to qualify budget, not as a quote. Pull the current price, service charges and payment plan from the developer before you send anything.

Naming traps to avoid
- “South” is not a district here. South Park Residences 2, Samana South Haven, Vivo South, South Lofts, Dezire South, Samana South Haven 2, Samana Hills South all sit on the Dubai Industrial City page. Label them DIC in your offer so a client does not assume they are in Dubai South or Emaar South.
- Check the project name against the developer’s material. For example, the OPPS card is titled Siana while its page address reads differently — confirm the exact marketed name before you print it on an offer.
- Neighbouring pages are separate. Saih Shuaib and Saih Shuaib 2 have their own OPPS district pages with their own projects; do not merge them into a DIC shortlist without labelling each area.
- Phases are not interchangeable. Al Haseen Residence 3, 4 and 5, Coventry Curve and Coventry Curve 2, Samana South Haven and Samana South Haven 2 each have their own status and handover label.
A 5-step DIC workflow for brokers
- Qualify the client: budget, unit size, handover window, payment-plan preference, end user or investor.
- Open the Dubai Industrial City district page and filter to Available; group options by handover year so the client sees time-to-keys clearly.
- Copy exact project names and phase numbers into your notes; confirm the developer of record, authorised seller and escrow details.
- If nothing fits, widen to all projects or a sibling area such as Dubai South, Emaar South or Dubai Investments Park — and label each option with its own district.
- Verify layout, price, service charges, handover and payment schedule with the developer, then send a branded offer containing only verified facts.
DIC vs nearby alternatives
Clients who look at Dubai Industrial City often also ask about Dubai South, Emaar South, Al Furjan or Dubai Production City. Each has its own live district page and a different developer mix. Compare status, developer, product type and verified handover — not lifestyle or yield claims you cannot back up. Browse all districts to keep each option labelled with its own area.
Branded offers beat forwarded brochures
Forwarding four Coventry brochures and three Al Haseen PDFs makes the client do the sorting — and with phased names, the sorting goes wrong. A branded one-pager with each option’s exact name, district, developer, handover label and only verified unit facts is easier to approve and easier to defend later. Brokers can start from the broker product; agencies can use the agency product and the UAE off-plan database explainer; developers looking for broker distribution can review the developers page.
Light compliance (OPPS is not your regulator)
OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising permits, escrow and DLD registration sit with official channels. When a client asks a legal or registration question, point them to the developer’s authorised process and official guidance rather than answering from memory. For desk process, see also the Dubai brokers off-plan guide.
