Al Jaddaf Off-Plan Guide for Brokers: Live Creek Projects

Al Jaddaf and Al Jaddaf Waterfront together list 41 projects on OPPS. This guide covers what shows Available, EOI or Sold out, which Available cards are really off plan, how to read the Binghatti and Azizi pipelines, the Creek Views naming trap, and how brokers build a shortlist they can defend.

Residential towers rising along Dubai Creek at golden hour with a dhow, illustrating Al Jaddaf off-plan projects

Al Jaddaf sits on the Dubai Creek between Bur Dubai and Dubai Festival City, and it has quietly become one of the denser off-plan pockets in central Dubai. At the time of writing, the Al Jaddaf district page listed 32 projects (17 Available, 15 Sold out) and the separate Al Jaddaf Waterfront district page listed 9 more (3 Available, 1 EOI, 5 Sold out). This guide helps brokers and agencies turn those 41 cards into a shortlist they can defend: what is genuinely off plan, how to read the Binghatti and Azizi pipelines, which names cause confusion, and how to send a clean offer.

Treat every number below as a snapshot. Statuses, prices and handover labels change; check the live district pages and confirm details with the developer before you quote anything to a client.

Al Jaddaf vs Al Jaddaf Waterfront: two pages, one creek

OPPS keeps the two areas on separate district pages, and you should keep them separate in your offers too. The Al Jaddaf page describes a creekside community between Bur Dubai and Dubai Festival City, close to Dubai Creek Harbour and Culture Village, with access to Sheikh Zayed Road and Al Khail Road, its own metro station, Al Wasl Sports Club and Dubai Healthcare City nearby.

The Al Jaddaf Waterfront page describes a community of around 3 million square feet established in 2017, with cultural and exhibition spaces, parks, a marina and a 6-kilometre promenade, plus housing from studios to 3-bedroom apartments and villas. Search demand reflects the split: people type al jaddaf, jaddaf dubai, jaddaf waterfront or al jaddaf creek. A client asking about al jaddaf off plan usually wants the project list from both pages — label each option with its own area.

Why Al Jaddaf off plan needs its own shortlist

  • Volume: 20 of 41 cards across both pages showed Available — a large live set for a central, creekside location.
  • Two dominant developers: Binghatti Developers had 10 cards across the two pages (all 10 Available), and Azizi Developments had 12 cards on the Al Jaddaf page (5 Available).
  • Available is not always off plan: 8 Available cards carried handover labels that are already in the past. Those may be completed or near-completed stock — check before you call them off plan.
  • Look-alike names: the Creek Views series, the Binghatti “sky” names and two spellings of Jaddaf make it easy to send the wrong card.

Live status check: Al Jaddaf projects

Here is how the Available cards on both pages split by handover label on the day of writing. Group options this way so the client sees time-to-keys at a glance.

Available — future handover in 2026–2027 (5)

  • Amazonia Residence (Q4 2026, Palladium Real Estate Developers)
  • Binghatti Cullinan (Q2 2027, Binghatti Developers)
  • Celeste by HRE (Q2 2027, HRE Real Estate Development L.L.C)
  • Azizi David (Q4 2027, Azizi Developments)
  • Azizi Leily (Q4 2027, Azizi Developments)

Available — handover in 2028 (6)

  • Ramada Residences (Q2 2028, BNW Development)
  • J188 at Al Jadaf (Q2 2028, Jad Global)
  • Binghatti Starfall (Q2 2028, Binghatti Developers)
  • Binghatti Spectre (Q4 2028, Binghatti Developers)
  • Creek Views 4 (Q4 2028, Azizi Developments)
  • Jaddaf Beach Oasis (Q4 2028, Azizi Developments)

Available — handover in 2029 (1)

  • Binghatti Wraith (Q4 2029, Binghatti Developers)

Available — handover label already passed (8)

  • Adeba Azizi (Q2 2025, Azizi Developments)
  • Binghatti Ivory (Q4 2025, Binghatti Developers)
  • Iraz Creek Views (Q4 2025, Iraz Developments)
  • Binghatti Ghost (Q4 2025, Binghatti Developers)
  • Binghatti Pinnacle (Q1 2026, Binghatti Developers)
  • Binghatti Starlight (Q1 2026, Binghatti Developers)
  • Binghatti Twilight (Q1 2026, Binghatti Developers)
  • Binghatti Moonlight (Q2 2026, Binghatti Developers)

For the last group, ask the developer whether the building is handed over, what stock is left and whether the payment plan still has a construction-linked part. Present them as ready or near-ready options if that is what they are — not as new launches.

EOI and Sold out

  • EOI on the Waterfront page: Fala by Kasco (Q4 2028, Kasco Development)
  • Sold out with a future handover label: Val (Q4 2026, Kasco Development)
  • Sold out with a future handover label: Lumiere Heights (Q2 2027, AJ Gargash Real Estate Development)
  • Sold out with a future handover label: Azizi Farishta II (Q1 2028, Azizi Developments)

EOI is pipeline, not stock: say clearly that pricing and allocation are not final. Sold out cards are useful context when a client already knows the name, but do not present them as available. The rest of the Sold out cards on both pages are older, mostly completed projects.

Reading the developer mix

Binghatti Developers — ten cards, all Available

Binghatti's Al Jaddaf cards include Binghatti Cullinan, Binghatti Starfall, Binghatti Wraith with future handover labels, and Binghatti Ivory, Binghatti Ghost, Binghatti Pinnacle, Binghatti Starlight, Binghatti Moonlight whose labels have already passed. On the Waterfront page, Binghatti Spectre (Q4 2028) and Binghatti Twilight (Q1 2026) complete the set. Write the full building name in every offer — Starlight, Starfall and Twilight are separate projects on two different district pages.

Azizi Developments — Creek Views and new launches

Azizi's Available Al Jaddaf cards were Adeba Azizi (Q2 2025, Azizi Developments), Azizi David (Q4 2027, Azizi Developments), Azizi Leily (Q4 2027, Azizi Developments), Creek Views 4 (Q4 2028, Azizi Developments), Jaddaf Beach Oasis (Q4 2028, Azizi Developments). Older Azizi projects such as AZIZI Creek Views, Creek Views 2, Creek Views 3 and Azizi Farishta II showed Sold out.

Other developers

The rest of the live set is spread across single-project developers: Celeste by HRE (Q2 2027, HRE Real Estate Development L.L.C), Ramada Residences (Q2 2028, BNW Development), J188 at Al Jadaf (Q2 2028, Jad Global) and Iraz Creek Views (Q4 2025, Iraz Developments) on the Al Jaddaf page, and Amazonia Residence (Q4 2026, Palladium Real Estate Developers) on the Waterfront page.

Price points: what the listing data showed

In the OPPS listing data behind the two district pages, starting prices for the 12 Available cards with a future handover label ranged from about AED 721,000 (Jaddaf Beach Oasis) to about AED 1,851,490 (Ramada Residences). These are list figures that move with each release, so use them to qualify budget, not as a quote. Pull the current price list, service charges and payment plan from the developer before you send anything.

For clients comparing instalment structures, the Dubai off-plan payment plans guide explains how to present milestones without overpromising.

Naming traps to avoid

  • Creek Views is a series, and not only Azizi's. Creek Views 4 (Azizi, Available) is not Creek Views 3 or Creek Views 2 (Sold out), and Iraz Creek Views comes from a different developer altogether.
  • Jaddaf vs Jadaf. The project J188 at Al Jadaf uses a different spelling from the district name. Copy the marketed name exactly and label the area as Al Jaddaf.
  • Two district pages. Binghatti Spectre, Binghatti Twilight, Amazonia Residence and Fala by Kasco sit on the Al Jaddaf Waterfront page, not on the main Al Jaddaf page. Keep the area label consistent with OPPS.
  • Neighbours are separate. Dubai Creek Harbour, Dubai Healthcare City and Business Bay each have their own pages and their own projects; do not mix them into an Al Jaddaf shortlist without labelling each area.

A 5-step Al Jaddaf workflow for brokers

  1. Qualify the client: budget, unit size, handover window, payment-plan preference, end user or investor.
  2. Open the Al Jaddaf district page and the Al Jaddaf Waterfront district page, filter to Available, and split options into future handover and passed handover labels.
  3. Copy exact project names, phase numbers and spellings into your notes; confirm the developer of record, authorised seller and escrow details.
  4. If nothing fits, widen to all projects or a neighbouring area such as Dubai Creek Harbour or Business Bay — and label each option with its own district.
  5. Verify layout, price, service charges, handover and payment schedule with the developer, then send a branded offer containing only verified facts.

Al Jaddaf vs nearby alternatives

Clients who look at Al Jaddaf often also ask about Dubai Creek Harbour, Business Bay, Downtown Dubai or Meydan. Each has its own live district page and a different developer mix. Compare status, developer, product type and verified handover — not lifestyle or yield claims you cannot back up. Browse all districts to keep each option labelled with its own area.

Branded offers beat forwarded brochures

Forwarding five Binghatti brochures and three Creek Views PDFs makes the client do the sorting — and with look-alike names, the sorting goes wrong. A branded one-pager with each option's exact name, district, developer, handover label and only verified unit facts is easier to approve and easier to defend later. Brokers can start from the broker product; agencies can use the agency product and the UAE off-plan database explainer; developers looking for broker distribution can review the developers page.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising permits, escrow and DLD registration sit with official channels. When a client asks a legal or registration question, point them to the developer's authorised process and official guidance rather than answering from memory. For desk process, see also the Dubai brokers off-plan guide.
