Dubai Studio City Off-Plan Guide for Brokers: Live Projects

Dubai Studio City lists 16 off-plan projects on OPPS, with eight Available from eight developers. This guide covers what is live, where starting prices sit, the Arisha Terraces and Beach Oasis naming traps, and how brokers build a shortlist they can defend.

Dubai Studio City is best known for sound stages and production offices, but it has quietly become a steady off-plan market for mid-priced apartments. At the time of writing, the Dubai Studio City district page listed 16 projects: 8 Available and 8 Sold out, from eight different developers. This guide is for brokers and agencies who get asked about Dubai Studio City off plan and need a clear, defensible answer: what is live, who is building, where the starting prices sit, and which details to double-check before you send an offer.

Treat every number below as a snapshot. Statuses, starting prices and handover labels change; check the live district and project pages and confirm details with the developer before you quote anything to a client.

Where is Dubai Studio City?

Dubai Studio City sits in new Dubai, in the same part of the city as Dubai Production City, Dubai Sports City, Motor City and Arjan. The OPPS district description frames it as a dedicated community built to support the entertainment and media industries, with recording studios, radio and TV studios, filming locations and office space for media, advertising and entertainment companies.

For buyers, that means a mixed area: production and office plots alongside a growing set of low- and mid-rise residential buildings. When clients search "dubai studio city", many are looking for the media hub itself, so be clear early that you are talking about residential off-plan projects listed in the district. If they are comparing neighbours, our Dubai Production City off-plan guide and Dubai Sports City off-plan guide cover those pipelines separately.

Dubai Studio City off plan at a glance

Here is the live picture from the district page, grouped by status. Starting prices are the "from" figures shown on each project card on the day of writing — not quotes, and not a promise of available stock.

Available

  • Arisha Terraces by Qube Development — listed from AED 559,000, handover label Q4 2027.
  • Arisha Terraces 2 by Qube Development — listed from AED 906,000, handover label Q4 2027.
  • Arisha Terraces 3 by Qube Development — listed from AED 599,000, handover label Q4 2027.
  • Arisha Terraces 4 by Qube Development — listed from AED 599,000, handover label Q4 2027.
  • Beach Oasis 2 by Azizi Developments — described as a low-rise residential community, listed from AED 514,000, handover label Q3 2026.
  • Laya Courtyard by Laya — studio and 1-bedroom apartments on its project description, listed from AED 699,000, handover label Q4 2026.
  • Samana Santorini by Samana Developers — studios, 1- and 2-bedroom apartments on its project description, listed from AED 480,000, handover label Q2 2025.
  • Ghaff Land Residence by Refine Development — described as an eight-storey development, listed from AED 540,141, handover label Q4 2025.

Sold out

  • Beach Oasis by Azizi Developments, handover label Q2 2025.
  • Azizi Mirage by Azizi Developments, handover label Q2 2024.
  • Azizi Vista by Azizi Developments, handover label Q3 2025.
  • Samana Mykonos by Samana Developers, handover label Q3 2025.
  • Laya Heights by Laya, handover label Q3 2023.
  • Verano by Prescott Real Estate Development, handover label Q3 2027.
  • The First Collection by The First Group, handover label Q4 2027.
  • Divine Residencia by Takmeel Real Estate Development, handover label Q3 2025.

That is an even split: half the listed projects can still be presented as Available, and half are Sold out. Sold-out projects are still useful — they show which developers have already delivered or sold through in the area — but they should never appear in an offer as if units were open.

Where the starting prices sit

Most Available projects in Dubai Studio City open below AED 1 million on their cards. The lowest "from" figure on the day of writing was Samana Santorini at AED 480,000, followed by Beach Oasis 2 at AED 514,000 and Ghaff Land Residence at AED 540,141. At the other end, Arisha Terraces 2 started at AED 906,000, the highest entry figure among the Available listings.

Card ranges are wide because they cover everything from studios to larger units. Do not average them into a single "Studio City price". Quote the specific project, the specific unit type and the date you checked it. If a client needs a budget comparison, build it from live cards across several neighbouring districts rather than from one headline number.

Who is building in Dubai Studio City?

Eight developers appear on the district page, and the split matters when you shortlist:

  • Qube Development — four projects under the Arisha Terraces name, all four Available. This is the largest live cluster in the district.
  • Azizi Developments — four projects: Beach Oasis 2 is Available, while Beach Oasis, Azizi Mirage and Azizi Vista are Sold out.
  • Samana Developers — Samana Santorini is Available; Samana Mykonos is Sold out.
  • Laya — Laya Courtyard is Available; Laya Heights is Sold out.
  • Refine Development — Ghaff Land Residence, Available.
  • Prescott Real Estate Development (Verano), The First Group (The First Collection) and Takmeel Real Estate Development (Divine Residencia) — all Sold out.

A client who likes one product will often ask what else the same developer has nearby. Browse all developers on OPPS and keep each option labelled with its own district.

Details to check before you send an offer

Studio City has a few patterns that cause avoidable errors in client offers. Watch for these:

  1. Arisha Terraces numbering. Arisha Terraces, Arisha Terraces 2, 3 and 4 are separate listings with different starting prices. Always write the full name with its number, and link the exact project page.
  2. Beach Oasis vs Beach Oasis 2. Both are Azizi projects in the same district, but Beach Oasis is Sold out and Beach Oasis 2 is Available. A forwarded brochure for the wrong phase is an easy mistake.
  3. Handover labels that have already passed. Samana Santorini shows a handover label of Q2 2025 and Ghaff Land Residence shows Q4 2025, yet both are marked Available. Confirm the current construction and handover position with the developer before you describe either as off plan or ready.
  4. Media hub vs residential. Many searches for Dubai Studio City are about the production facilities. Make sure the client knows which residential project and building you are proposing.

How brokers can shortlist Dubai Studio City projects

A practical way to build a Studio City shortlist that holds up:

  1. Open the Dubai Studio City district page and filter to Available projects only.
  2. Group by product: the Arisha Terraces cluster, low-rise communities such as Beach Oasis 2, and compact studio and 1-bedroom buildings such as Laya Courtyard and Samana Santorini.
  3. Match the client's budget to the project card "from" figure, then confirm the actual unit price and availability with the developer.
  4. Check the handover label and ask the developer for the current timeline, especially where the label is in the past.
  5. Send one branded offer with exact names, district, developer, status and handover label — rather than several forwarded PDFs.

If the client asks how instalments work, the Dubai off-plan payment plans guide explains how to present payment schedules without overpromising.

Nearby alternatives worth shortlisting

Studio City buyers often compare it with the communities around it. Sensible neighbours to check include Dubai Production City, Dubai Sports City, Motor City and Arjan, each with its own district page and developer mix. Compare status, developer, product type and verified handover — not yield claims you cannot back up. Browse all districts or the full project inventory to keep every option correctly labelled.

Branded offers beat forwarded brochures

With four Arisha Terraces listings and two Beach Oasis phases in one district, forwarding PDFs makes the client do the sorting — and the sorting goes wrong. A branded one-pager with each option's exact name, developer, status and handover label is easier to approve and easier to defend later. Brokers can start from the broker product; agencies can use the agency product and the UAE off-plan database explainer; developers looking for broker distribution can review the developers page.

Light compliance (OPPS is not your regulator)

OPPS helps professionals work from live off-plan inventory and offers. Licensing, Trakheesi advertising permits, escrow and DLD registration sit with official channels. When a client asks a legal or registration question, point them to the developer's authorised process and official guidance rather than answering from memory. For desk process, see also the Dubai brokers off-plan guide.
